TOWER HILL HOUSE, TOWER HILL, BRUTON, BA10 0BA

About the Area
Bruton is a small ancient town (population around 3,000) in South Somerset situated in the Brue Valley surrounded by beautiful and accessible countryside. Predating Roman times it has evolved gently through the ages with many interesting and historical buildings defining its character. In the time of Canute there was a Royal Mint in Bruton and it's recorded in the Doomsday book. Later it developed as a market town and the wool and silk trade prospered. Today its main industries are agriculture and education with five schools in Bruton: King's School, founded in 1519, Bruton School for Girls, Sexey's School, a Primary School. There are other excellent independent schools in the area including Hazlegrove at Sparkford, Millfield at Street, Sherborne Schools, Wells Cathedral School, Downside, Port Regis and St Mary's, Shaftesbury.

Accommodation
Tower Hill House is set above Bruton's high street and is approached via a private lane. The house is well designed and arranged with lots of light and airy accommodation. To make the most of the beautiful views the living space is located on the first floor and the sleeping areas on the ground floor. The front door opens into an entrance hall with stairs rising to the first floor. Underneath the stairs is a utility room with a range of fitted cupboards, Belfast sink and space for washing machine and tumble drier with tiling to all splashprone area. A door opens to the boiler cupboard which also houses the underfloor heating pipes. The master bedroom is a large double room with built in wardrobes and a sitting area. The en-suite bathroom has tiling to all splash prone areas, wash hand basin and w/c set in a vanity unit with an obscured window to the rear. (N.B This room could be separated into two rooms if desired.).

*

First Floor
The staircase leads to the first floor where the stair case splits, to either the cloakroom or where it opens out into the spectacular open plan sitting room and kitchen. The dining room is located in the Pod feature of the property. At the top of the stairs is a velux window allowing light to flood into the property. It is electrically operated and shuts automatically when it senses rain. The kitchen has a very extensive range of good quality contemporary white wall mounted units with matching worktops with window to the front to admire the view. There are several integrated appliances including two Neff ovens one is a hide and slide with a warming drawer and the other is a combi oven, a hotpoint dishwasher, integrated fridge/freezer and a wine cooler cupboard.

**
A door leads into the study/second sitting room which has bifolding doors leading out onto a balcony and a sky lantern which allows plenty of light into the room. The sitting/dining room is a large area with fantastic views due to the design of the octagonal shaped pod. The area is specifically designed to give a different view of Bruton wherever you stand in the room.

Gardens and Grounds
A door leads out onto the spacious balcony where there is ample space for a barbecue area and it is ideal for alfresco dining, this wraps around to the kitchen window. Steps lead down to the ample parking area and then further steps lead down again to the lawned garden area with a summer house to one corner and patio area. There is a large double garage with electric up and over doors and power and lighting. There is plenty of space for parking on the tarmac drive and the property owns the layby on the lane opposite, which would allow for a couple of parked cars.
