Wonderfully positioned barn conversion with equestrian facilities set back off a quiet country lane. About 3.11 acres

Moat Farm Barn is situated on the outskirts of the attractive village of Framsden in an undulating area of countryside to the north of Ipswich. The village has a public house, church and neighbours the village of Helmingham which has a children's nursery and primary school. The larger nearby village of Cretingham has a pub and golf course. The close-by village of Debenham provides a good range of day to day amenities including a sports centre, doctors surgery, shop/post office and further educational establishments. A much wider range of shopping, educational and recreational facilities can be found in the towns of Woodbridge, Framingham and the county town of Ipswich, where the commuter can take advantage of train services to London's Liverpool Street Station.

Moat Farm Barn is a wonderfully presented barn conversion Grade II Listed of Special Architectural and or Historical Interest. The property is believed to date back to the 17th century and is constructed from red brick and timber frame with weatherboarding under pitched pan tiled roofs. The ground floor layout is mainly open plan with large grey/green slate floor tiles, numerous exposed timbers and a hand made oak staircase leading to a galleried landing. The vaulted sitting room, which opens into the dining area, has a wood burner and large south facing windows over the gardens. There is an Orwells handmade kitchen with granite work tops and Aga cooker. There is scope to extend out from the kitchen to a snug room which has footings in place. The property benefits from having a ground source heat pump and under floor heating on the ground floor with an oil fired boiler to radiators on the first floor. The barn is set well back from a country lane and neighbours an attractive farm house.

Moat Farm Barn is approached over a long drive, the front entrance shared with the neighbouring farm house and culminates in a parking sweep to the eastern side of the property. To one side is an area of garden and an old stable with lean to shelters (previously planning was granted for a study) and a large pole barn. Immediately fronting the northeastern elevation is a partly walled and paved area. To the west of the property is a large field which backs on to gently undulating countryside over which there are far reaching views. To one corner is an old triple tractor store with store barn to one side. Two post and rail paddocks front a large stable block comprising a hay barn and two large stables which front a hard standing. To the rear is a secured tack/machinery room with connecting door into stable/store room. There is also a Games Room/Store.

The southern side of the barn features a terrace which over looks the former moat and lawns beyond.

Square Footage: 2,251 sq ft
Acreage: 3.11 Acres

From Ipswich proceed north along the B1077 bypassing the villages of Witnesham, Ashbocking and Helmingham. Continue past Helmingham primary school into Framsden and on the second sharp bend take a right turn which leads into the village though The Street passing the village pub and the church on the right hand side and then take the second right hand turn at the top of the hill onto Bird's Lane. Continue along this lane for about a mile and turn right just after a bungalow and Moat Farm Barn will be seen at the end of the drive.
