Full description

A spacious and imposing farmhouse set within a ring fence of productive pasture. Hall, cloakroom, 2 receptions, kitchen/breakfast room, 5 double bedrooms and 2 bathrooms. Useful outbuildings with much potential (stp). Mature gardens. About 32 acres in all. EPC exempt.

Situation - South Hayne is set at the end of its own entrance drive and within a ring fence of about 32 acres. The property is conveniently placed with the A361 (North Devon Link Road) only a short distance away and the local town of South Molton being only three and a half miles to the west. South Molton itself is a thriving market town with a good range of shops, facilities and amenities including schooling and banking as well as a twice weekly pannier market and weekly livestock market.
The regional centre of Barnstaple is about 14 miles to the west and offers the area's main business, commercial, leisure and shopping venues whilst the east Devon town of Tiverton lies about 15 miles to the south east with junction 27 of the M5 motorway and Tiverton Parkway railway station (Paddington line) a further 7 miles.
The renowned North Devon coastline and Exmoor National Park are both within easy reach by car.

Description - South Hayne Farm is centred on a large Grade II listed farmhouse that is believed to date from the early 17th Century with later additions over the years to form what is now a large, imposing farmhouse. The house now requires general modernisation and improvement but the extensive accommodation has much to offer along with some fine character features including two large fireplaces in the sitting room and an inglenook fireplace in the dining room.
Outside there are large mature gardens to the front of the house and a very useful range of buildings including a large stone and cob barn with potential for conversion (subject to the necessary consents being obtained).

Ground Floor - Front stable door into enclosed PORCH with tiled floor and part glazed stable door to spacious HALL with tiled floor, part stone walling and stairs rising to the first floor. The hall opens into the REAR HALL with part glazed stable door to rear porch and back door. The CLOAKROOM has a WC, wash basin and boiler. The SITTING ROOM was previously two rooms, but is now a very spacious triple aspect room with inglenook fireplace with slate hearth and wood burning stove. At the western end of the room is a further old fireplace with slate hearth and part of the original bread oven to the side. A wide archway opens into the rear of this room where glazed double doors lead to the outside and another door leads into the STUDY. On the other side of the hall is the DINING ROOM, a large room with inglenook fireplace and shelved recess to the side. The KITCHEN/BREAKFAST ROOM has a tiled floor and a range of fitted units with worktop over. There are two stainless steel sinks with mixer taps, space and plumbing for dishwasher and washing machine and space for dryer. Oil fired 4 oven Aga, shelved larder cupboard to the side and serving hatch to the dining room. Set off a passage from the kitchen is a SHOWER ROOM with WC, pedestal wash basin and shower cubicle and steps lead up to a REAR LOBBY with STORE ROOM, WORKSHOP/BOILER ROOM and BOOT ROOM with former OFFICE off.

First Floor - From the hall stairs lead up and split to either side to a long, wide landing that extends across the rear of the house. There are FIVE DOUBLE BEDROOMS all with south facing aspects with TWO BATHROOMS set at either end of the house.

Outside - South Hayne is directly approached off the B3227 via a long, sweeping driveway that leads up to the farmstead. The mature gardens lie mainly to the front of the house where there is initially a wide, south facing, paved terrace. This leads out onto an area of lawn interspersed with a wide variety of mature trees.
Set across the driveway is an area of mature woodland with ponds.

Outbuildings - There is a useful range of mainly traditional buildings that form part of the original farmstead. Adjacent to the western end of the house is a large, detached stone and cob BARN with smaller stone buildings to the rear, and an open fronted two bay IMPLEMENT SHED. To the rear of the house is a GARAGE and STORE ROOM and a further range of BARNS forming part of the original farmyard. These comprise a former SHIPPON and a BARN that adjoins the eastern end of the house. It is considered that the outbuildings at South Hayne offer potential for conversion to alternative uses or extending the existing accommodation, subject to the necessary consents being obtained.

The Land - The land at South Hayne mainly comprises an excellent run of gently sloping pasture land to the south and west of the house. The pasture is divided into five main enclosures and amounts to about 27.50 acres or thereabouts with the whole property extending to about 32 ACRES in total.

Viewing - Strictly by confirmed appointment please through the sole selling agents, Stags on 01769 572263.

Directions - From The Square in South Molton proceed in an easterly direction along East Street and after about one and a half miles on reaching the North Devon Link Road at the roundabout take the third exit towards Tiverton. Continue on the A361 for about one mile and turn left onto the B3227 (signposted to Bampton) and then the first exit onto the B3227 off the roundabout. The entrance to South Hayne will be found clearly marked after a few hundred yards on the left.
