Property Description

Full description

A compact commercial forest located in Moray, with access to the public road network and established timber markets. Renewable energy potential and sporting rights included. 143.2 hectares (353.8 acres) or thereby.

Seven Sisters Forest is located in the Dallas Forest Complex in Glen Lossie in Moray, north-east Scotland. The area is well-suited to commercial forestry, being close to a number of timber markets and benefitting from a good public road network. The property is shown on the location and sale plan within these particulars.

From the vllage of Dallas, follow the C13E public road southbound, signposted "Knockando" for approximately 4 miles. This is an Approved Timber Haulage Route, which connects with the A96 to the north and A95 to the south.

The forest access is shown at point A1 on the location plan, at Grid Reference NJ154478. This leads onto the internal forest access road to Seven Sisters (between points A2-A3 on the sale plan). Seven Sisters benefits from a servitude right of access through the Dallas Forest Complex. Maintenance of the access roads is shared according to user.

The forest road within the complex has already been used for timber extraction by various neighbouring proprietors, out to the public road. Prior to timber extraction, the internal access tracks within Seven Sisters will require improvement. Stone and gravel suitable for road improvement is available within the property.

Seven Sisters was planted in stages btween 1977 and 1979 with, predominantly, Lodgepole pine with some Scots pine and Japanese larch, adding diversity to the crop.

Thinning is not anticipated, so the maturing crops are being managed for phase clear felling, with discrete areas of windblow allowing opportunity to commence feling of affected crops immediately.

Replanting is anticipated to be with a high proportion of higher yielding Sitka spruce, which will add to the future value of the property and presents a good investment opportunity.

A compartment schedule for the crop and other relevant documentation can be obtained via the Selling Agents on request.
