Full description

Tenure: Freehold

A charming period cottage with rose clad brick and weatherboarded elevations, surrounded by glorious mature gardens and situated in the delightful village of Throwley Forstal, overlooking the village green.

Forstal Cottage has seen numerous extensions and additions over the years, including the addition of a superb guest annexe/home office above the garage. Consequently, the property now offers extremely generous accommodation combined with much character and many period features.

The front door opens into an entrance hall with a cloakroom and stairs to the first floor. To the right of the hallway is a wonderful sitting room with two distinct areas. The ‘cosy’ section of the sitting room has a beamed ceiling, an open fire and plenty of built in shelving for books, whilst the extended section of the sitting room is particularly light and airy, with a dual aspect and large double glazed French doors which open onto a patio and overlook the village green.

The dining room is to the left of the entrance hall and is also a pleasant dual aspect room with views over the gardens.

To the rear of the cottage there is a lovely kitchen/breakfast room, fitted with an excellent range of limed oak wall and floor units set around tiled work surfaces and a range of integrated appliances. The breakfast area has ample room for a table and chairs and enjoys a direct access to the garden.

On the first floor, a small landing leads to three bedrooms and a family bathroom with a traditionally styled suite including a bath and separate shower enclosure.

The master bedroom is a good size double room with built-in wardrobes and a large sun terrace, whilst the second bedroom is a similar size double room with a walk-in wardrobe.

The cottage sits within a generous and mature plot, with the rear garden measuring approx. 55ft x 66ft. A gated driveway provides parking for numerous vehicles, whilst a secondary driveway provides further parking and leads to a detached garage and carport. Above the garage there is a large room with power, heating, air conditioning and a shower and WC – ideal for use as either a guest annexe or a home office.

To the front of the cottage there is a beautiful sandstone patio with pretty flowerbeds, overlooking the village green. The remainder of the gardens are to the rear of the cottage and are mainly laid to lawn with a variety of mature trees and shrubs providing a good degree of privacy. There are two further patio areas, a beautifully landscaped pond and water feature, a summerhouse and a superb timber shed with power connected to it.

Throwley Forstal is a delightful little hamlet situated on top of the North Downs in an area of outstanding natural beauty, just 5 miles to the south west of the bustling market town of Faversham.

The hamlet is centred around a pretty village green and is predominantly surrounded by arable farmland and woodland copses. It is served by a beautiful twelfth century flint church, The Church of St Michael and All Angels, and has many local clubs and societies which create a strong sense of community.

Local pubs can be found in The Red Lion in Baddlesmere (approx. 2 miles) and The Carpenters Arms at Eastling (approx. 4 miles), whilst the nearby villages of Selling, Sheldwich, Eastling, Challock, Charing and Chilham all offer good primary schools. Selling, Charing and Chilham are all served by a railway station and for a wider range of local services, the villages of Charing and Chilham both have a good main street with a variety of shops and businesses.

The nearby town of Faversham offers a far wider range of shopping, leisure and recreational amenities, including an indoor and outdoor swimming pool, a cinema, a museum and numerous good pubs and restaurants. The town is served by a good selection of primary schools and two secondary schools, one of which being the renowned Queen Elizabeth Grammar School. Faversham also has a mainline station with a high speed link to London St Pancras in just over an hour.
