The Story

HISTORIC HOME
Once the main farm for a large area of the surrounding land, the property dates back to around the 1600s. At one point in its past it is believed to have been two or even three separate dwellings.
Today the former farmhouse section of the building offers a large dining room, kitchen breakfast room, family room and cloakroom. Upstairs there are five bedrooms and a family bathroom; one of the bedrooms has an en suite shower room.

IMPRESSIVE DRAWING ROOM
There is an attached converted barn, which today houses garage and utility room space on its ground floor and a superb drawing room, with a vaulted ceiling, on the first floor.
“The beauty of this house is that it offers a lot of space that can be used in different ways,” the owner points out. “I love being able to have a separate dining room, as well as the kitchen breakfast room, for example. It also works well having the smaller family room or sitting room, which has a wood-burning stove, where we can spend quiet evenings, but then to have the large drawing room for entertaining or when there are a lot of people here.”

GLORIOUS SETTING
Luckhurst Crouch Farmhouse has been updated and redecorated over the years, with walls largely kept pale in colour to make the most of the natural light.
“This has been a very comfortable place to live,” the owner points out. “With so many rooms it is easy to have people to stay and the large drawing room in the barn has been such a great space to have.”
In the summer they have enjoyed sitting out in the sunshine, dining on the terrace and taking in the far-reaching views.
“When the weather is warm we like to open the French doors up in the kitchen. We are surrounded by beautiful farmland here but at the same time can walk into the village or to the pub.”

OUTSTANDING BEAUTY
The village of Mayfield is set in the High Weald Area of Outstanding Natural Beauty. There are many colourful tales centring on the village: during the early 18th century, it apparently became a centre for “owling” - smuggling wool for brandy and silk.
The High Weald is an Area of Outstanding Natural Beauty, with lots of spectacular scenery. The range of wooded hills runs across Sussex and Kent between the North Downs and the South Downs.
The surrounding countryside is known for its numerous beauty spots, including magnificent Bewl Water. There are pretty villages, good country pubs and several National Trust properties in the area to visit.

HAPPY MEMORIES
Luckhurst Crouch Farmhouse is within easy reach of Heathfield, where there is a good range of shops. Tunbridge Wells is also a short journey by car, and here there are more shops, as well as schools and leisure facilities.
It is also only about 25 minutes from Hastings or Eastbourne as well and it takes about 15 minutes to reach Stonegate Station, with its regular trains taking about an hour into London Charing Cross. With good access to the A26 and A21, leading up to the M25, road travel is also easy.
“We have enjoyed being here and will miss it when we leave. We have loved our time at the house having so much space, especially in the barn.”
When they leave they will think back on all the happy time spent at the house.
“I will remember Christmas times here in particular, when we would put an eight or nine foot tree in the window so we could see the lights twinkling from outside,” the owner adds.

Setting The Scene

Luckhurst Crouch Farmhouse enjoys manageable gardens, as well as far-reaching views out over the rolling hills and wooded surroundings.
The gardens include an area of flat lawn, with a sloping bank and a terrace area. There are two integral garages within the barn conversion and gates to the front, providing further off-road parking for five to six cars.
