THE STORY

PERIOD HOME

Dating back to Victorian times, Garden Cottage still has original features such as fireplaces and some beams.
"The house has been extended three times over the years," she says. "This allowed us to improve the use of the space and gave us more hallway, as well as a utility room, cloakroom and family room downstairs. Upstairs we now have two more bedrooms and an en suite shower room."
There is also now a generous landing, with a lantern light in the ceiling, which brings the sunshine streaming in. The sumptuous master bedroom also has a dressing room.
"The extension gave us substantially more space: it made the house larger by about 20 to 25 per cent," adds the other owner.

FANTASTIC FAMILY HOME

The ground floor of the house now opens into an airy reception hall, with access to the utility room, cloakroom and kitchen breakfast room. The kitchen leads through into the family room, which has French windows on to the garden.
The kitchen also opens into the drawing room and the dining room. Beyond the dining room is a study. On the first floor there are five spacious bedrooms, including the master suite, together with a roomy family bathroom. One of the guest rooms has an en suite bathroom.
"This house has been a fantastic family home to us for all this time, with plenty of space for everyone to spread out, and with room to accommodate guests."

ENTERTAINING FRIENDS

With so much reception space and such fabulous gardens, Garden Cottage has been an outstanding home for entertaining, according to the owners. The large terrace has a generous outside dining area, as well as plenty of space for comfortable seating.
"In the summer, we have enjoyed sitting out in the sunshine on the terrace with friends, while the three boys have had plenty of space to play," he says. "We have held numerous children's birthday parties here over the years, often with up to 40 guests, and we hosted a friend's 40th birthday, with over 100 people in the house."

LOOKING AHEAD

There is huge scope for the next owners of Garden Cottage to take the property even further. Planning permission is in place for the conversion of a cart lodge into additional accommodation.
"This could be additional living space, with a bedroom, bathroom and kitchen, or it could be a games or leisure room. There is potential for it to be an office for someone wishing to work from home or for an artist requiring a studio," says. "It could also have its own outdoor area and parking space."

SCENIC SURROUNDINGS

The picturesque surroundings would certainly suit someone of an artistic nature. Assington is close to the Stour Valley and Dedham Vale Area of Outstanding Natural Beauty, which is famously known as Constable Country. It was here that artist John Constable painted many of his famous landscapes.
"This is a wonderful area to be if you enjoy walking," she says. "We are also not too far from the coast."
The house is close to The Assington Barn, which sells local produce and where there is a country kitchen or tea room, restaurant and garden centre.
"We are within reach of good schools and have all the amenities of Sudbury and Colchester to hand - and there are lots of golf, rugby and tennis clubs in the area," he says. "It is lovely being somewhere that feels as if it is in the middle of nowhere but is just a short walk from the local pub and just 10 minutes' drive from a town."

SETTING THE SCENE

Garden Cottage is set back and accessed via a quiet country lane. It has mature gardens of approximately an acre, which include a beautiful lawn and an expansive terrace. The grounds are surrounded by beautiful countryside. There is a generous driveway and parking area, together with an outbuilding, which has planning permission for conversion.

WITHIN EASY REACH

The property also benefits from having excellent access to the A12 at Lexden and to the southwest and onto the new bypass providing access to both Chelmsford and Ipswich. Sudbury is approximately 7 miles distant whilst Colchester lays approximately 9 miles away offering a more comprehensive range of high street shops, cafes and leisure facilities, also a mainline railway station with journey time to Liverpool Street taking approximately 45 minutes. The location also has a plethora of lovely pubs and restaurants with The Crown at Stoke by Nayland being just a short drive away.

WHATS NEARBY
