Full description

Tenure: Freehold

This semi-detached home has direct views over Conyer Quay, is across the road from the village pub and enjoys wonderful walks via the Saxon Shoreway. The property has an annex with its own access, a shower room and scope for a kitchen. The property has a small manageable garden and is low maintenance having had an enormous amount of updating by the vendor.

A double glazed door leads into a small porch with a built in coat cupboard. This in turn leads into an open plan hall onto the sitting room. It has the stairs to the first floor with storage under and some shelving space. The flooring is a wood laminate which continues through into the breakfast room.

The sitting room has an open fire, alcove shelving and is open plan to the kitchen breakfast room. Due to the extension the kitchen is now in the heart of the house and has a good range of units with plenty of work surface. There is a built in double electric oven and a four ring electric hob. A breakfast bar connects this to a dining area which is currently used as a study.

At the rear of the main house is a large dining room with large double glazed windows and double doors overlooking the garden. A door connects this to the annex area, which was converted with planning permission approx. 40 years ago. It has its own access from the front, a hallway which connects all the rooms and provides access to the rear garden. It has a shower room and a large home office/bedroom which has a dual aspect (it does not currently have a radiator). There is a small utility room which with the addition of using a recess in the hallway could convert into an adequate kitchen, if it were used as accommodation for an elderly relative.

To the first floor is a reasonable size landing with a cupboard housing the water tank and two additional storage cupboards. There are two double rooms with built in wardrobes. The one at the front, in addition to the single room have spectacular
views over the Quay. There is also a well fitted bathroom with a corner bath.

OUTSIDE:

To the front is a large expanse of lawn and flowerbeds. There is a large driveway that will accommodate three cars. At the rear of the property is a pretty split level courtyard garden (approx. 20’). It has two patio areas at different levels connected by rockeries and flowerbeds. There is an outside tap.

SITUATION:

Conyer is a picturesque creekside hamlet adjacent to the North Kent Marshes and situated close to the village of Teynham, some three miles west of the market town of Faversham. Conyer is a small community with its own marina on the creek and a welcoming pub, The Ship Inn.

Conyer is surrounded by beautiful farmland, orchards and countryside and is positioned along the Saxon Shore Way, making it ideal for those who enjoy pursuits such as walking, sailing and wildlife spotting. Teynham has several shops, restaurants, schools, a community hall, a mainline station and a beautiful historic church.

It is also close to the A2, giving it excellent access to the M2 motorway for London and the coast. Faversham offers an even wider choice of shopping, recreation and educational facilities along with a regular high speed rail service to London St Pancras.
