Location - Overseal is situated 3 miles south of Swadlincote, in South Derbyshire. The village was once part of the district of Seal, which included quite a few settlements, many of which form Netherseal and Overseal in modern times. The "Seal" suggests the area was once heavily forested and Nether means 'lower' and Over means 'upper'. The A444 linking to the M42 passes straight through it. Over Seal, called also Little and Spital Seile, was one of the lordships given, in the reign of Henry III, by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park, a wood, and a mill, called Woodlandes. More recently Overseal is in the heart of an area designated National Forest, and as such there are numerous walks and outdoor activities available literally on your doorstep, including the National cycle track and Conkers just a 10 minute stroll away. There is also a village primary school, a village community hall, post office, general store and a pub.

Overview- Ground Floor - A modern, detached family home, this property has UPVC double glazing and gas central heating throughout. To the front, an entrance porch leads to the hallway, with stairs off to the first floor, along with access to the ground floor accommodation, including a guest cloakroom and under stairs cupboard. Double doors lead to the lounge, a generously sized room, with coal effect gas fire, surround and further double doors leading to the dining room. The dining room has patio doors to the rear garden and a door to the recently re-fitted kitchen area. The kitchen is fitted with a good range of modern wall and base units with under cupboard lighting, spotlights, tiled flooring, and has integrated appliances including: extractor hood, fridge, freezer, dishwasher, washing machine, and microwave. Off the kitchen are the doors leading to the garage and rear garden.

Overview- 1st Floor - To the first floor, the master bedroom is situated at the front and has built in wardrobes across one wall. Off the master is the en-suite with modern 3-piece bathroom suite, with shower overhead. Bedroom two is situated at the rear of the property with views over fields, this is also a double bedroom as is bedroom three which is situated to the front. Bedroom four is a well proportioned single- which is currently being used as a sitting room. Completing the accommodation on the first floor is the family bathroom with modern 3-piece suite, with shower overhead. The airing cupboard is situated just off the landing.

Outside - To the front of the property is the driveway for two cars, and garden which is mainly laid to lawn. At the side of the property is a path which leads to the side gate which provides access into the private rear garden. A side door provides access into the single integral garage. The rear garden is mainly laid to gravel, with a decked area, lawn patch, summerhouse, established borders and enjoys views over fields.

How To Get There: - Travelling along the A444 with Toons furniture store on the right hand side, proceed to the island taking the second exit, following the road to the village of Overseal. Once in the village continue along Burton Road and eventually turning left into Woodville Road, then take the second left onto FOREST VIEW continue around in the cul-de-sac where the property can be found on the left hand side, clearly identified by our "For Sale" board.
