COMMUNAL ENTRANCE The front door to the building is locked and can be accessed via buzzer. The property is located immediately to your right.

The entrance hall is bright and leads to a further hall with two large storage cupboards (one housing the water tank) and doors to all rooms.

At the rear of the property is the large Master Bedroom. A very good sized double, this room has a south facing window with views and two build in wardrobes provide ample storage.

The other room at the back of the property is the largest of the rooms, the Reception and Dining space. This room is also bathed in light thanks to its large windows and door leading out to the South facing balcony. There are views over the gardens below and onwards over Westbury Village and beyond. The property feels secluded with surrounding trees and isn't overlooked by neighbouring buildings.

The Kitchen is in the centre of the property and has a range of wall and base units with plumbing for the washing machine. Another window provides light with a West-facing aspect.

The second double bedroom is at the front of the property and is also a good sized double, easily accommodating a bed, wardrobe and drawers and desk.

The Bathroom is the last room and has a large shower cubicle, W/C and wash hand basin.

COMMUNAL GARDENS & GARAGE The building is surrounded by well kept gardens, mostly laid to grass but with mature plants, shrubs and trees. The property has a garage at the rear of the building and there is ample on street parking with no through road.

SELLER'S COMMENTS "I immediately knew when I first walked into the flat two and a half years ago that this was the new home for me! The big south-facing windows, the balcony, the views over Westbury and all the space it offered meant that it stood out head and shoulders above all the other properties I had seen. It also has the benefit of first floor views and security with the convenience of hall floor access for lugging in shopping or furniture! Though it's a flat, there are families living in these blocks and in the houses around the green at the front, so there's a real mix of people here and a friendly atmosphere. I've also loved living in Westbury: it's a lovely quiet and safe area, but with plenty to do and two parks (including Blaise Castle) within a ten minute walk. The village shops are also only a ten minute walk away, and there are ten decent pubs nearby. If it wasn't for buying a place with my partner elsewhere, I would have absolutely no thoughts of leaving."

There is a Management Charge of £72 per month and Zero Ground Rent. The building is managed by Andrews Leasehold Management.

Available exclusively through the sole agents, Besley Hill, Bishopston tel: 0117 403 5272.
