Improved/extended to 260 m2 over 2 flrs on a stunning south facing 1/2 acre plot. Superb family home, perfect for entertaining on the edge of a charming Leics village. Convenient for Leicester, Nottingham, Loughborough, Melton, local schools, motorway network. Approx 80 mins from London by train…

.Standing on a beautifully landscaped plot of approximately 1/2 an acre on the edge of the charming north Leicestershire conservation village of Barkby, 49 Main Street has been skillfully extended and delightfully improved by the present owners.
An absolutely stunning family home with 5 double bedrooms, a box room, 2 very nicely appointed en-suite shower rooms and an extremely spacious family bathroom with toilet, his and hers sinks, spa/whirlpool bath and double sized shower enclosure, the accommodation is very flexibly and unusually laid out over 2 floors, with most of the main rooms overlooking the beautiful south facing gardens.

Whilst the extremely spacious lounge/dining room with dual aspect windows and bi-fold doors leading out onto the patio, provides a very comfortable living space, the hub of the house without a doubt is the 26ft living breakfast kitchen which has been delightfully refitted and again has bi-fold doors leading onto the patio. This room works equally well as a family room as it does an entertaining room acting as an extremely welcoming reception area for dinner guests and allowing the party to spill out onto the large patio area.
Another useful addition for the afternoon get together that goes on into the evening and beyond is the outside party room nick named "The Man Cave".
Partially open to the front, this room has a bar, seating area with TV point and a hot tub to provide outside entertainment all year round.

The gardens to 3 sides, extending to more than half an acre in total, are a particular feature of the property with a brick wall forming the boundary to the front of the property, running the full with of the extensive plot and mature trees and shrubs providing screening from the road. The wide frontage is mainly gravelled providing car standing for several vehicles and access to the single garage.

.The rear and side gardens are truly magnificent and beautifully maintained with a large patio area running the full width of the rear of the house sweeping round to the side with steps leading down to the shaped lawns. The outside party room is accessed from the patio whilst a path leads down to the summerhouse. There is a mature wooded area along the bottom of the garden with the Barkby Brook forming the southerly border..
Barkby is a small village in the Charnwood district of Leicestershire with the feel of a small rural community, surrounded by open countryside, yet it is only 5 miles North East of Leicester city centre. The Village has a parish church dating back in part to the 13th century, 2 public houses and the highly regarded Pochin Primary School which was rated " outstanding" in the latest Ofsted report. There is a farm shop selling local produce in neighbouring Barkby Thorpe whilst schooling for secondary school children along with other day to day amenities are available in the nearby town of Syston. Syston also has its own railway station which is only approximately 80 minutes from London, The nearby A46 trunk road provides easy access to Loughborough, Melton Nottingham and The Midlands motorway network with Birmingham airport only 40 miles away and East Midlands airport only 15 miles away..

WHAT THE VENDORS SAY...

It's always a challenge to find a balance between tranquil seclusion and a sense of belonging to a community, but this is precisely what Andrew and Samantha Gill achieved when they bought 49, Main Street, in the traditional, close knit village of Barkby.

Living right on the edge of the village, the family enjoys both the peace and quiet offered by this enviable location, yet the heart of the village is only a few yard away, still with its own traditional blacksmith and carpenter.

With only one of their children still living with them, Samantha and Andrew have reluctantly decided to move on, but say that the village immediately ticked all of the boxes.

"We originally moved here because we wanted our children to go to Pochins Primary School which still boasts an OFSTED outstanding rating" explains Andrew.
But as well as a solid grounding in education, Barkby has proved to be something of an idyllic location for the whole family.

"Many of the villagers have lived here all their lives, but even though we were moving back from Malaysia, we fitted in really quickly," adds Samantha.

Their smooth transition from life oversees to rural Leicestershire was undoubtedly enhanced by the two lively village pubs, The Malt Shovel and The Brookside. "We made friends quite easily, mostly from visiting The Malt Shovel," says Andrew.

But Andrew and Samantha have also made their home a social space, hosting a number of parties, effortlessly accommodating 60 guests.
"We extended the space and made it work for us, and in the summer, the garden is almost a seamless extension of the house" adds Samantha.
The beautiful, established garden includes a summer house as well as Andrew's favourite hideaway - his Man Cave, with a hot tub and a seating and TV area with a purpose built bar, where he goes to watch football without interruption.

" The garden is full of wildlife including woodpeckers, hedgehogs, and scores of butterflies, and we have the brook running at the back, which atttacts frogs too," explains Samantha. "We have a section of the garden which is more like a meadow, with wild flowers for the bees and butterflies, plus a number of fruit trees. We haven't needed to use chemicals and pesticides," says Andrew.

"It's a beautiful space all year round, whether it's summer or winter, and the sun stays in the garden all day," says Samantha.

Further afield, there are two nearby shops selling fresh, local fruit and vegetables, with their own small cafes serving cream teas and coffee.

The village church and hall put on a number of social functions throughout the year, including a youth club. During the summer, Barkby United Cricket Club, founded in 1850 can be seen taking on its rivals from all over the county.                                                               Although the village is clearly proud of its traditional, rural history, modern conveniences are never far away, including major supermarkets and several takeaways, which deliver. “We really have enjoyed the best of both worlds,” says Samantha. “We’ll be sorry to go.”
