Location

Little Bytham is a charming small village, with parish church and a public house restaurant, The Willoughby Arms, positioned amidst rolling countryside in the Lincolnshire Vales. The award winning restaurant, 'The Olive Branch' at Clipsham, is approximately 4 miles west. The Georgian Market Town of Stamford, 8 miles south is renowned for the beauty of its Georgian architecture, its shopping and its schools, as well Burghley House and its gardens, which adjoin the town. Further afield, Rutland Water (12 miles south west) is a regional draw and a water based playground, with sailing and fishing clubs, cycle tracks and walks, as well as an RSPB Nature Reserve.

Description

An unlisted stone and pantile period farmhouse, which dates from the 1700s, Warren Farm formed part of the local Grimsthorpe Estate whose owner, Lord Ancaster commissioned an extension in 1848 which included the property's tower as a centre piece.

The property was further extended in 2005 by the current owners, with the addition of the underfloor heated, Limestone floored sitting room, utility and wet room, designed initially as an annexe for a relative.

The house provides well-laid out accommodation over two floors, with its spacious farmhouse kitchen, with four oven Aga, central island and breakfasting area, and the first floor Library above it, forming inviting informal reception areas right in the core of the house.

The triple aspect oak floored drawing room adjoins the tower's entrance hall and has bi-folding and French doors opening to the east and west to the gardens, as well as a Clearview wood burning stove within the stone fireplace. The adjoining dining room is also oak floored, with a wood burning stove and links to the aforementioned kitchen, beyond which the sitting room, the boot room/utility and a wet room completes the ground floor accommodation.

The first floor is reached from the tower's staircase, or by an external staircase that enters the Library, a vaulted room with stone chimney breast and wood-burner, with fitted bookcases and a relaxed ambience. The principal bedroom and two of the guest bedrooms are en-suite, whilst bedrooms four and five share a well-appointed family bathroom, with both bath and shower.

Gardens & Land
Electric gates in parkland fencing open to the sweeping private driveway, which is framed by young parkland trees, and approaches the house through its post and rail fenced paddocks, culminating in parking at the house and with access to the outbuildings.

The land is sub-divided into four paddocks, to the north and east of the house, each of which has mains fed water. The formal gardens are largely lawned and surround the house, sub-divided by stone walls and hedgerows to create sheltered terraces and seating areas, with walks linking to the land through a spinney.
Outbuildings

Within the grounds, to the south of the house, a detached stone tithe barn has been converted as a board room office, with mezzanine level and shower room and offers immense potential for ancillary accommodation. Additional outbuildings offer storage, office, stabling and garaging, in addition to a double car port.
