Full description

An exciting and unique opportunity to complete a Grand Design build. PP for a spacious 4 bed subterranean home with large reception rooms, In excess of 3,000 sq ft, Appox half acre plot, much of the build already completed, quiet lane location in wooded valley, close to South Devon coast.

Situation - This property is nestled in the sought after Shorten conservation area in Paignton; a hidden green and wooded valley with a small number of historic cottages and a Farmhouse, accessed from the aptly named Sleepy Lane.

Sitting neatly between Torquay and Brixham in the sheltered and beautiful waters of Torbay, Paignton is at the very heart of the English Riviera. This area gained its reputation as a place to see and be seen during the days of Queen Victoria when it was compared to the French and Italian Rivieras because of its sunny climate, breath-taking coastal views and long, sandy beaches. However Paignton had already been around for a long time before the Victorians and it was even mentioned in the Domesday Book. Today the town is still a lively tourist resort but has a life of its own which lasts all year round. The busy town centre has all of the local amenities one would expect including shops, restaurants, bars, train station as well as a theatre, and the seafront with its long wide promenade, sandy beaches and pier.

Torbay benefits from a full range of well-respected state and independent schools, including the boys and girls grammar schools. Further afield the regional capital of Exeter provides all of the big brand shopping and dining experiences that one could wish for. Exeter's International Airport offers a wide variety of business and leisure destinations within Europe and beyond.

Description - Stags are delighted to present to the market this exciting opportunity to acquire a self-build plot in a popular part of the coastal town of Paignton. Our client has secured full planning permission to build a sizeable and unique 4 bedroom subterranean home on this plot measuring just under 0.5 of an acre. Further details of the planning can be viewed on Torbay Councils website: www.torbay.gov.uk
ewpublicaccess/ Using reference number: P/2011/0412.

The new dwelling will be one of a kind in Torbay being a subterranean property. Due to the conservation area location, planning was granted subject the building having minimal impact. Construction is well underway; the current owner has taken the build to around the midway point with accommodation extending to approximately 350 square meters.

The large rooms are split either side of a central open atrium allowing natural light to flood in to each room through the fully glazed walls. The accommodation either side of the atrium will be underground, one side will be bedrooms and the other kitchen and reception rooms. The bedroom side has already had the roof put on and backfilled. All that will be seen from above on completion is the opening to the central atrium.

Viewing is essential to appreciate the size of the rooms and space the property will offer, as well as how light the finished property will be.

Accommodation - Off the entrance hall is a cloakroom and utility room, from here the accommodation is split in two either side of the open atrium courtyard. The kitchen, dining and sitting rooms are all broadly open plan, all with large glazed sliding doors to the courtyard, with a further room at the end which would suit use as a media room or study.

The bedrooms are accessed by a corridor to the rear, which then turns and runs between the master bedroom and other bedrooms, before forming a covered bridge over the central courtyard and linking to the sitting room. The master bedroom suite has a dressing room and en suite bathroom. The three further bedrooms are all doubles, all with en suite facilities. Like the reception rooms the bedrooms all have full height glazed sliding windows to the courtyard.

Garden & Grounds - The driveway leads from Sleepy Lane with parking for several vehicles and a car port with walkway to the front door. The grounds, extending to just under half an acre will be lawned over the top of the property with balustrading surrounding the opening to the atrium.

Services - We understand drainage is in and has been connected, and all other services are available nearby. However, it is up to the purchaser to satisfy themselves as to the availability of services and connection costs. Please note the agents have not inspected or tested these services.
