THE STORY

Attractive Toad Hall has been a fairytale home for Mark and Denise Larner over the past 15 years. From its exciting beginnings as little more than a piece of land to its happy ending as an exceptional country home, it has been nothing less than a fantastic family story.
"This is the most beautiful place and we decided it would be a lovely setting for our home," says Mark, who has lived in Abberton for most of his life. "My parents owned the land and gave it to me when they moved on, and it seemed the perfect place to build. The views from the back of the house are just stunning. We are not overlooked and cannot see another house - we knew it would be an incredible place to live and we were right."

SPECIAL TOUCHES

Right from the beginning there were features the couple were keen to include within the design of their new home.
"We wanted a balcony from our bedroom that captured the views of the reservoir and right over the fields to Peldon - and towards Mersea Island. We wanted to be able to sit up in bed with a cup of tea, taking in the views, and in the summer to be able to wander outside."
The whole house had to be spacious, bright and sit comfortably within its surroundings, and everything was to be finished to a high quality.
"It was built to our own specifications so everything was exactly as we wanted it to be," Mark adds. "The house has also been very carefully maintained and redecorated: we had a new kitchen, with granite work surfaces and integrated Neff appliances, installed about 18 months ago, and had a new crema marfil floor laid."

INSIDE AND OUT

At the heart of their home the couple wanted a fantastic kitchen dining room, with space to prepare food, dine and relax together.
"The idea was to design the house with a large kitchen, which was also a day room - somewhere we could cook dinner and eat together or come down for a cup of tea in the morning but where we could also entertain friends very easily," he says. "The end of the room has glass on two sides and in the summer when the French windows are open it is a great space for having barbecues and parties."
He adds: "It is very much a room which brings the outside in and the inside out."

RELAXING HOME

Also downstairs is a utility room, study and large drawing room. This features a brick fireplace and a solid oak floor, and has French windows on to the garden.
"This is a very nice room for relaxing in at night and watching television," Mark says.
Upstairs there are four bedrooms and a family bathroom; the master bedroom has an en suite shower room.
"Two of the other bedrooms are double rooms and then there is a single bedroom which my wife currently uses as a dressing room."

SUMMER DAYS

Toad Hall is a house which was designed for outside living and over the years many happy occasions have been held against the spectacular backdrop of the surroundings.
"We wanted to have a large terrace, with a small wall around it, and with space for lots of people. There is a good flow between the house and garden, and it is lovely to be able to sit out there on a warm day, looking out over the lawns, towards the large trees and then at the view beyond."
It is a perfect home for anyone who enjoys entertaining on a large scale.
"We had my step-granddaughter's third birthday party here, with a couple of bouncy castles in the garden and people coming from all over," Mark recalls. "We were able to park about 20 cars. It was a hot summer's day and just lovely."

BEAUTIFUL PLACE

Being so close to the reservoir, there is often wildlife to spot, from flocks of geese flying overhead to owls and badgers in the fields.
"We also sometimes see deer," Mark says. "I was sitting quietly on the terrace recently, looking at my phone, and as I was so still it came right up to me."
At the same time, the house is just three miles from Colchester and within easy reach of good schools, pubs, restaurants, shops and supermarkets.
"We do plan to stay in the area when we leave Toad Hall," says Mark. "There are lots of nice places around Colchester but we think this is one of the nicest. You are close to everything you need and yet it is very beautiful."

SETTING THE SCENE

Toad Hall sits in beautiful grounds that blend seamlessly with its scenic surroundings.
It is accessed via a private drive, which also serves one other property. There is plenty of parking to the front of the house and there is also a detached double garage.
The back of the house opens on to a generous sun terrace and then most of the rest of the garden is laid to lawn. The master bedroom has its own balcony, which takes in the magnificent views.

Abberton is located approximately .6 miles east of Abberton reservoir and is approximately 4.2 miles south of Colchester with its wide range of local amenities. The village is in the borough of Colchester and is served by Abberton and Langenhoe Parish Council. The property has easy access to West Mersea which is a small town that boasts the West Mersea Yacht Club a notable centre for sailing on the East coast of England. The town also boasts an RNLI lifeboat station and hosts an annual regatta, usally in August each year known as Mersea Week. The area is also well known for its fresh fish.

WITHIN EASY REACH

Within easy reach the A12 dual carriageway junction 27 is just to the West of Colchester providing access to the M25, opening onto the extensive motorway network of the South West or alternatively into East Anglia and its renowned scenery and open countryside. Heading west on London Road Stanway/B1048 toward Turkey Cock Lane and after approximately 1 mile turn left onto School Road. Continue to follow for approximately 3 miles then taking a slight left onto Fountain Lane. After approximately 1 mile turn left onto Maldon Road/B1022 then taking the 1st right onto Birch Park. Continue on for approximately 2 miles until reaching Malting Green Road. Then take a slight left onto Abberton Road and follow for approximately 1 mile continuing onto Layer Road. Follow this road for approximately 0.5 miles and then follow onto Oxley Hill for approximately 0.4 miles. When reaching Layer Road continue on and turn right onto Peldon Road. Toad Hall can be found on the right hand side signposted Wilo The Wisp and Toad Hall.
