PHASE 1

LOCATION

The opportunity is a former quarry site in a predominantly residential area of Carnforth, approximately 1.3 miles from Junction 35 of the M6. Carnforth is situated 8 miles north of Lancaster, at the north east end of Morecambe Bay and within easy reach of the Lake District.

DESCRIPTION

The site is bounded to the north by the Lancaster Canal and partially to the west and east by residential housing. To the south boundary is mostly agricultural land, providing the potential for an attractive residential development. The site will be offered for sale in two parts, phase I and phase II, see separate details.

Phase I extends to 8.38 Acres net or thereabouts as edged red on the plan. This forms the access route into the site together with development land and land for the biological heritage site.

SPECIAL NOTE 1

Phase 2 is under different ownership and is offered for sale at the same time as Phase 1. However Phase 2 is landlocked and cannot be developed separately from Phase 1. Accordingly it is anticipated that the sale of Phase 2 will complete approx 2 years after the legal completion of the purchase of Phase 1.

SPECIAL NOTE 2

In the event of there being different purchasers for Phase 1 and Phase 2, development of Phase 2 will not be permitted to commence until the boundary access strip has been released by the developer of Phase 1 or after 2 years from the date of legal completion of Phase 1, whichever is the later.

PLANNING

The site benefits from outline planning consent for residential development being granted on the 20th December 2013 (reference 07/01653/HYB) for approximately 200 units.

Extensive surveys for the submission of the planning application were submitted by Redrow Ltd in 2007. They are now out of date but are indicative of conditions at that time and could be extrapolated at your risk for todays date. They are all part of the planning application and are therefore in the public realm.

Since 2007, the concrete manufacturing facility has been closed and the buildings demolished and superstructures removed from site. Asbestos removal was carried out by registered Asbestos removal contractors using the White Young Green report of 2007. White Young Green were further employed to survey the site after Asbestos removal.

BIOLOGICAL HERITAGE SITE MITIGATION

The phase I site is split into two principal parcels of land. The detached parcel will be gifted to the successful buyer of Phase I as an area designated as a Biological Heritage Site Mitigation Area. The telephone mast and right of access will not form part of this gift.
