The property comprises the freehold interest in Phase 2 (3.5 acres) of the above site which has outline planning permission for residential development.

Phase 1, located immediately to the north of Phase 2, has been sold for residential development and construction is underway. We are therefore inviting offers for the remainder of the site, known as Phase 2, on an unconditional or "subject to planning" basis.

The site is accessed off Wrens Hill Road which is located north of Dudley Town Centre. Under planning application number P11/0652, Phase 1 and Phase 2 benefit from outline planning permission for:

"DEMOLITION OF EXISTING COLLEGE BUILDINGS AND DEVELOPMENT OF SITE FOR UP TO 80 DWELLINGS, INCLUDING PROVISION OF WARDENS BASE AND EDUCATION / MEETING / COMMUNITY ROOM BUILDING AND WARDENS WORKSHOP AND COMPOUND"

Planning permission is subject to a Section 106 Agreement, a copy of which is available from the selling agents. The main requirements of the Section 106 Agreement are as follows:

25% affordable housing (tenure and mix to be confirmed at reserved matters stage)
Provision of a warden's base (plan available)
Provision of warden's workshop (plan available)
Geological exposure (for visitors to the National Nature Reserve) (detail to be confirmed by Natural England)

Interested parties should note that no Public Open Space contributions are required.

Phase 1 has subsequently been granted reserved matters planning permission (ref. P14/1542) for 43 dwellings and construction is underway with obligations to provide access and services to the edge of Phase 2. In accordance with the outline planning permission, up to 37 dwellings can be constructed on Phase 2.

The design parameters, particularly an access road and landscaping running around the perimeter of the site, were agreed to minimise impact on the adjacent trees and associated nature reserve. Any reserved matters application should respect the road and access arrangement.
