Full description

Tenure: Freehold

Elterwater was originally constructed in the mid 1970's and at one point was part of the attached bungalow consisting of a large single property. Over the years it has been separated and it is the larger half of the property which comprises of substantial four bedroom accommodation. Our clients who have lived in the property for two and a half years have extended it and undertaken an extensive improvement campaign throughout including adding a significant attached double garage which would easily park four cars in. The position of property is one of its key attributes as it is south facing encompassing a delightful view over the garden towards the surrounding countryside.

Beyond the rendered and painted exterior the substantial accommodation includes a glazed porch and 'L' shaped entrance hall which provides access to the principle rooms. The lounge is a very good size with a large window and sliding patio doors leading out to the front gardens. The major focal point of the room is the wood burning stove which is extremely powerful and able to warm the room very quickly. The kitchen/dining room was sourced by Howdens and carefully designed by the owners and fitted to an exceptional standard with the kitchen area having a range of matching wall and base units with glass display cabinets, splashbacks, corner units with concealed underlighting, further LED downlighting and a centre island with power points. Perfect for the keen cook there are a variety of integrated appliances to include a double oven, microwave, induction hob with extractor, fridge and freezer. The kitchen has laminated flooring and further built-in cupboards. The dining area is able to accommodate a good sized table and is a perfect space for entertaining.

From the kitchen area access can be gained to the rear garden and from the dining area there is a door to bedroom 4/study which has a further built-in cupboard. The property has three further bedrooms, two of which have the benefit of en-suite shower rooms/WC which are mainly tiled with a shower cubicle having an electric shower. Bedroom two has an extensive range of fitted bedroom furniture to include wardrobes, bedside cabinets and over bed storage cupboards. Bedroom three is also a double room and like the master bedroom enjoys a good pleasant aspect overlooking the front gardens. The fully tiled family bathroom/WC has an electric shower over the panelled bath.

The property has an emphasis on natural light as it has large windows throughout and many additional touches such as the wood architraving and doors, chrome light switches, new carpets and neutral décor make the property well worthy of an internal viewing.

There are further modern comforts such as UPVC double glazed windows and doors and warmth which is generated from oil fired central heating. Elterwater would suit a wide range of purchasers from retired occupants to young families wanting to live in this very popular village. Our clients completed the extension of the property to add the two en-suites to the biggest bedrooms and a very substantial double garage which measures over 30' by 20' (9.14m x 6.1m). The garage has power, light and water connected and could subject to obtaining all planning permissions be converted into an annexe or ancillary accommodation or suit those who would like a games/hobbies room or a work from home office.

As previously mentioned the bungalow faces south and the bulk of the garden is at the front of the property and receives plenty of sunshine. The gardens consist of an initial paved patio area with water feature and rose garden. There are many raised beds which are enclosed by railway sleepers well stocked with a variety of shrubs, bushes and perennials, particularly a wide variety of fuchsias. The lawn itself has young specimen trees and a feature young monkey puzzle tree. There is a variety of further shrubs, bushes and perennials and adjacent to the patio the driveway/turning area provides off road parking for numerous vehicles. At the back of the bungalow there is a gravelled area of garden which is private and backs onto open farmland. In this area there are two useful sheds, an outside tap and the oil tank. There is a back courtesy door to the garage. From the front of the property far reaching views can be enjoyed over roof tops towards surrounding countryside.

The village of Tregadillett lies approximately 3 miles to the West of Launceston and boasts a range of amenities including Village Post Office, Public House/Restaurant, County Primary School and a Place of Worship.
