DESCRIPTION Set within the heart of Draycott sits Tredhelion, a detached family home of large proportions offering four/five bedrooms, a self contained annex, workshop and option to purchase an additional building plot. The property has been lovingly improved in recent years by the current owners to make either a practical family home or bed and breakfast.
The house comprises an entrance hall, large kitchen with central island, breakfast bar, range cooker, integrated appliances along with a tiled floor and exposed beams. The dining room, next to the kitchen features exposed stone walling and ample space to accommodate a table for either 10 - 12 people. The sitting room benefits from a large brick built fireplace with wood burner and back lighting. The ground floor also includes a walk in larder, large utility room, storage room, wet room and downstairs double bedroom with access from either the sitting room or a rear entrance hall.
To the first floor is a galleried landing and a master bedroom having an ensuite shower room and gorgeous views towards open countryside. Two further double bedrooms, a single bedroom, shower room and bathroom can also be accessed from the landing area. Access from the back and side of the house leads to the annexe which is currently used but would require some finishing. The annex is detached from the main house and comprises a kitchen with grey wall and base units, electric appliances and exposed stone wall, a sitting/dining room with velux windows and shower room. A double bedroom and large storage room complete the annexe but building regs have been paid to allow for a further double bedroom to be created from the extra additional space which is currently used for storage.
OUTSIDE The house can be accessed from a front door and entrance porch and two rear doors which open out onto the parking area which can accommodate parking for at least 4/5 cars. A large workshop with light and power can be accessed from the parking area and steps to the side lead to the annex. The garden for the property is mainly at the front with a large patio area, currently with the electrics for a hot tub with steps rising to an area of lawn.
