The Story

LEAFY LIVING
Theydon Bois is surrounded by Epping Forest, he explains. This
covers almost 6,000 acres, stretching 12 miles from just north of
Epping in Essex to Manor Park in east London.
The ancient woodland is a haven for wildlife and conservation of
national and international importance – with two thirds of the land
designated as a Site of Special Scientific Interest (SSSI).
“Because of the forest this does feel like a country home but at the
same time it is very easy to travel from here,” he says. “There is a
Central Line underground station and we can reach the M25 very
quickly; it takes just 30 minutes to reach Stansted Airport and 45
minutes to get to Heathrow.”
FAMILY HOME
After purchasing the property, the owners spent a considerable
amount of time upgrading and redesigning it to suit their own style
of living. They also carried out a two-storey extension.
“We spent about 18 months remodelling the property: it was quite
a project,” they admit. “We redid the whole house, in effect
rebuilding everything that sits behind the period façade. Our aim
was to make it into a great family home. We wanted plenty of room
for a family of four and lots of space for entertaining.”
GROUND FLOOR SPLENDOUR
Today the ground floor of Hill House includes stylish and generous
reception space. Visitors enter the bright central hall and find the
spacious drawing room to their left. This encompasses two of the
bay windows and has a fireplace. To the other side is the library,
which opens into the playroom or snug. Stretching right
across the back of the house is the breath-taking kitchen breakfast
room, which overlooks the beautiful garden and has French
windows.
“This is one of my favourite parts of the house: it has a Mark
Wilkinson kitchen and is approximately 50 per cent of the ground
floor footprint. Everyone loves being in here – there is room to
watch television or to congregate around the 12-seat table.”
GLORIOUS VIEWS
On the first floor there are thee bedroom suites and a fourth
bedroom that the family bathroom solely serves.
“The master bedroom suite has its own large bathroom, two
dressing room areas and French windows on to a Juliet balcony. Up
on the second floor is a large games and cinema room. This also
has its own shower room, as well as doors on to a large roof
terrace, which is a lovely, sunny place to sit and has views out
towards the forest.”
LEISURE AND PLEASURE
Hill House has been designed very much with leisure in mind. It is an
oasis of calm to return home to after a busy day at work in London.
The beautiful indoor swimming pool, which has been refurbished
and has doors out on to the garden, can be accessed from the
ground floor. The garden has been exquisitely landscaped to
provide a magnificent backdrop for outside entertaining. There is
even a Spiral Cellar situated in the kitchen which can house a vast
collection of wines
“This is a lovely house for parties,” they said. “It is also wonderful if
you like walking in the forest.
We will also miss the whole feel of the house – everything has been
beautifully finished and it has been a fantastic place to live.”

Setting The Scene

Hill House is set back from the road and enjoys a gated gravel
carriage driveway, offering plenty of off-road parking. In total, the
gardens and landscaped grounds extends to 1.3 acres (STMS),
according to the current owners. To the back of the house is a large,
west-facing back garden, which backs on to the forest. Here there is
a beautiful lawn and terrace space for outside dining and
entertaining. Hill House also has a magnificent
roof terrace, with far-reaching views. There is a detached garage
with office or storage space above.
