IN BRIEF - Unique Studio Apartment Close To Hove Seafront with Sea Views and Communal Garden.

Located in one of Hove's most sought after areas, this bespoke tree house apartment is just moments away from Hove Lawns and the shops, bars and restaurants of Church Road.

Set within the grandeur of a classic Victorian Villa with its distinctive yellow brick facade, a unique handmade oak interior blends effortlessly with period features and an incredible amount of storage space. Share of Freehold. No Onward Chain.

IN THE LOCAL AREA - The Avenues are one of the areas most sought after locations and Second Avenue is perfectly situated for all that Brighton and Hove has to offer. A short walk from the seafront, Hove Lawns and Hove station, when it comes to shops, bars and restaurants there's no shortage of choice as the amenities of Church Road, Western Road and Brighton City centre are all close at hand.

Local schools include Davigdor Infants, Hove Park Secondary and the private Brighton and Hove High School. Plenty of bus services provide access to all parts of the city as well as nearby outlying villages while both Hove and Brighton train stations provide regular mainline links for commuters.

In More Detail - From the wide chequered tiled path that leads up to the villas demi stained glass door to the Victorian geometric tiled communal entrance, this distinguished building retains an elegant presence on the wide tree-lined road.

Inside - Beautifully light and bright, a spacious living area features a wide bay window and looks out onto the sea and Hove Lawns. Sitting above pure wool carpets a bespoke mezzanine tree house creates an instant and unique wow factor whilst maximising the amount of floor space on offer. Handmade, the professionally built loft bed features an array of lovingly chosen real wood branches to truly replicate that tree house feel and create something undeniably special.

Period cornicing encompasses the high ceiling whilst a long wall of floor to ceiling bespoke wood shelves provides ample storage for the largest of book collections. A beautiful solid oak desk offers an elegant work space and the living area easily accommodates both seating and dining areas. Discreetly tucked away beneath the tree house a compact walk-in wardrobe provides a clever use of space and plenty of open shelving and railing.

A breakfast bar complete with drop down desktop neatly delineates the floor space without interrupting the easy flowing layout. Colourful cabinets line the walls of a well-proportioned kitchen area which benefits from an integrated oven and gas hob while wood worktops continue the natural design scheme.

A bath with overhead shower nestles beneath a large opaque sash window in the generously sized bathroom. The flow of natural light creates a calm and peaceful feel and highlights the cool tones of pale stone tiles and a reclaimed towel radiator. A full height wide vanity unit adds to the abundant amount of storage that this eye-catching studio apartment has to offer and a separate cupboard provides room for a washing machine.

A deep loft space adjacent to the tree house bed, along with tall shelving and a deep full height cupboard in the hallway, offers yet more storage space and completes this second floor home.

Outside - Residents of Amberley Court can enjoy the tranquil environment of a well-kept communal garden where a large lawn is bordered by a colourful array of paving and mature plants and shrubs and a majestic Elm tree provides an instant focal point.

Communal bike sheds offer plenty of secure covered storage to the rear of the building and there is further unsecured storage space beneath the front gardens.

What The Owner Says - "This apartment is as unique as it gets. I love the high ceilings, the spaciousness and the beautiful amount of light. It's really special to be able to see the sea while you sit and eat your breakfast.

It's a beautiful building that has a wonderful feeling and its connection to the past feels really special. People care for the garden and it feels like a shared relaxation park.

There's a community feel and friendliness to living to here, it's a really nice energy to come into and to make friends.

It is so quiet here, it's very rare to hear any noise and the absolutely incredible amount of storage space for my sketch books and massive book collection is something that I'll miss.

The mezzanine tree house is special and magical. The energy is so pure and made from a lot of love.

I'll miss the open and calm feeling and being able to see the seagulls dancing while I watch the sunset and the energy that creates. The previous owners were yoga teachers so the studio has a history of nice energy."
