Full description

A characterful and historic Grade II* Listed property for refreshment with large gardens in rural Mid Devon setting. Sitting room, dining room, kitchen, 4 bedrooms, study, 2 bathrooms. Outbuildings. Garage. Large gardens.

Situation - Thorne farm is located in a wonderful rural location, surrounded by unspoilt Mid Devon countryside. The nearby village of Bow has an active and thriving community with village shop, pub, primary school, playgroup, places of worship, community centre and village hall as well as a modern medical centre. There is a good bus service to neighbouring towns. There are extensive daily amenities to be found in the historic market towns of Crediton (8 miles) and Okehampton (12 miles).
The university and cathedral city of Exeter lies about 16 miles to the east and has a comprehensive range of facilities and amenities befitting a centre of its importance including excellent dining, shopping, theatre and recreational pursuits. At Exeter are two mainline railway stations to London Waterloo and Paddington, and Exeter International Airport lies about 4 miles to the east of the city.

Description - Thorne farm is an historic and attractive Grade II* Listed property which the Listed Buildings notes state dates from the late 14th Century. There is evidence that Thorne dates back to before Domesday as with the nearby hamlet of Walson it formed part of the Manor of Limet which was held by Saxton Waldo before 1066, and Thorne is mentioned in the Domesday Book.
The property itself is of rendered cob and stone elevations beneath a thatched roof and enjoys many unspoilt period features including original fireplaces, exposed ceiling beams and joists, window seats and wooden floors. It also "includes a rare and relatively complete Medieval domestic roof". The property requires a good degree of improvement and renovation.

Accommodation - It offers accommodation of approaching 3,000sq ft with entrance hall leading off the porch. The dining room has a stunning fireplace, whilst the sitting room has a further stunning fireplace with wood burner, window seat and French doors to the garden. There is also a walk-in storage room. The kitchen/breakfast room has an inglenook fireplace with massive lintel and oil-fired Rayburn and a range of fitted cupboards. A rear hallway leads to a bathroom and further storage room.

Two staircases lead up to the first floor with impressive landing with exposed roof timbers and part-exposed stone wall with doors to the study, the bathroom and bedroom 1. The second staircase leads up to three further bedrooms and separate cloakroom.

The Grounds - To the front of the property is the entranceway and parking area with a gate leading to a garden path leading through camellias to the front door. To the front is also a garage with a track leading down the side of the property to the rear garden. The gardens surround the house and are enclosed with a wide range of well-established flower and shrub beds, plants and trees. There is also a vegetable garden and pond. Due to its position, there are some lovely views from the garden across the surrounding countryside.
Attached to the rear of the house is a range of single-storey storage sheds and outhouses. Overall the property amounts to about 0.6 of an acre.

Services - Mains water. Mains electricity. Private drainage. Oil-fired Rayburn providing hot water and some radiators. Electric night storage heaters.

Directions - From Exeter proceed on the A377 signposted Crediton. Proceed through Crediton to Copplestone whereupon at the traffic lights fork left onto the A3072 towards North Tawton. After approximately 3 miles, on reaching Bow's village sign by the medical practice, turn left signposted Coleford. Continue out into the countryside for approximately half a mile taking the first right hand turn signposted Nymet Tracey at Blackpool cross. Continue to the T-junction at the end of this lane and turn left up the hill signposted Colebrooke. At the top of the hill on the left hand bend, go straight ahead into the farm lane (marked 'No through road'). Proceed for approximately 500 yards and Thorne Farm is the first property on the left at the end of the lane.
