THE STORY

Returning home from a busy day at work, the owners of Fir Tree Cottage can pull back the bi-folding doors and soak up the warmth of the evening sunshine. From here they have a view out across their beautiful gardens and over the farmland beyond.
"We bought the house nine years ago because we loved its setting," one of them says. "It was surrounded by open countryside and had a real sense of space and yet it was also in a fantastic position for commuting into London. My wife works in London and it takes her just 12 minutes to get to the station."
Situated just a few miles out of Colchester, it is quick and easy to reach the North Station, with its direct links to London's Liverpool Street.
"At the same time we are in an area, which is known for its scenery," he points our. "We are right on the edge of the Dedham Vale Area of Outstanding Natural Beauty, where we can walk or cycle - and we can stroll into the village of Nayland to have lunch at the pub. It really is very pleasant."

FABULOUS KITCHEN

Fir Tree Cottage is believed to date back to the early 1900s but has been significantly extended over the years. The owners knew they wished to carry out work on it and began by opening it up inside to create one fabulous kitchen and breakfast room, where there had previously been four smaller rooms.
"We stripped it all right out, renovating and replastering it, and then adding bi-folding doors at one end, where you can now sit and look out over the fields," he explains. "A local company came and built a kitchen for us, which still looks brand new, and we have a Rayburn in there, which makes it lovely and cosy in the winter."

FLEXIBLE SPACES

In the summer the doors can be opened right up on to the deck and garden; in the winter it is nice to relax in the warmth.
"The room is also set up with a sofa and television, making it a wonderful place to spend time," he says.
Further work to the property saw the creation of a large garden building, which now incorporates a workshop utility room and wood store.
"The workshop is huge and is fully lined and insulated so if someone wanted to use it as an office or studio, it would be more than up to the task," he adds.

IDEAL LAYOUT

The house had been H-shaped but four or five years ago the owners decided to extend out between the two wings, creating a stunning sun room.
"We wanted to bring more of the outside in," he explains. "We created a huge room, with more bi-folding doors and a lantern in the roof to bring in lots of natural light."
The reorganisation of the house also saw the addition of a lobby, cloakroom and en suite shower room for the master bedroom. Upstairs there are three more bedrooms and another shower room.
"We have enjoyed having the master bedroom downstairs. It is an unusual layout but we find it works very well for us. It means the grown-ups have their own part of the house and the children have theirs."

OUTSIDE LIVING

The whole house has been redecorated, rewired and replumbed, and the newer parts of the house now have under-floor heating. There is now also a triple garage to give the owner plenty of space to indulge in his passion for cars.
"This is a perfect home if you need lots of space and enjoy outside living," he says. "It is also great for entertaining - there is so much room inside and then in the summer we can also open all the doors from the kitchen and sun room so everyone can spill outside."

CONSTABLE COUNTRY

The surrounding area, which sits on the border of Suffolk and Essex, is of course famous as Constable Country. This is where renowned landscape artist John Constable painted many of his famous scenes.
"This has been a wonderful place to live - we have really enjoyed its peace and tranquillity," he says. "It is lovely to be able to return home here at the end of the day to just sit and soak up the tranquillity, enjoying the view and watching the squirrels in the trees."

SETTING THE SCENE

Fir Tree Cottage is set back in well-tended grounds of approximately 0.8 acres. It has an extensive driveway, with off-road parking for several cars, as well as a triple, detached garage. There are areas of sweeping lawn and there is a magnificent sun deck. Within the grounds is a three-roomed outbuilding, which could have scope as an external office or studio.

The historic village of Nayland is one of the areas most highly regarded villages being situated on the banks of the River Stour which forms the boundary between Essex and Suffolk, and was made famous by the well renowned artist John Constable. The market town of Sudbury is approximately 9 miles to the north whilst there is easy access to the A12 with links the Ipswich and Chelmsford.

From Colchester take Nayland Road/A134 northbound out of Colchester which extends to the Causeway and into the village of Great Horkesley. Continue past The Post Office, take the next left hand turning at cross roads marked Tog Lane and follow to the end (0.5 miles) where you will join London Road at the T-junction. Turn right onto London Road, where the property is the second house on right hand side, approx. 200 metres.
