The hamlet of Cockercombe is situated in a peaceful and unspoilt area of Somerset, at the foot of the Quantock Hills, England's first Area of Outstanding Natural Beauty.
There are many historic villages in the locality, including Nether Stowey, Spaxton and Kingston St Mary, all providing a useful selection of local amenities and country pubs. The Quantock Hills are famous for their natural beauty, many miles of foot and bridle paths and views towards the North Somerset coastline from many vantage points. The nearest beach at Kilve is about a fifteen minute drive from Cockercombe.
The county town of Taunton, approximately 10 miles to the south has an excellent range of shopping, schooling and leisure facilities, including the Somerset County Cricket Ground. Alternatively, Bridgwater at about 10 miles to the east also has a useful selection of shopping facilities and access to the M5 Motorway.
Communication links to the area are good, with the M5 providing motorway links to Bristol and Exeter. There is a mainline railway station in Taunton, with regular services to London Paddington (journey time under two hours). Also, both Exeter and Bristol International Airports provide an ever increasing number of flights to UK and international destinations on a daily basis.
The cottage dates from the early 1600's and was subject to an award winning refurbishment by the present owners, following a fire in 1998. More recently the property has benefitted from a newly thatched roof in 2016. The house provides characterful accommodation over two floors, with many original features throughout.
On the ground floor there is a reception/dining hall with inglenook fireplace and a sitting room with access to a glass garden room overlooking the mill stream. The kitchen has an oil fired Aga and access to a utility room, which in turn leads to a ground floor bathroom. There are three bedrooms on the first floor, one of which is en suite.
The gardens are a particular feature of the property and have been immaculately maintained over many years. From the lane, there is a driveway leading to a spacious parking and turning area between the cottage and stable block.
The gardens lie predominantly to the south of the cottage and include lawns, terraces, well stocked borders and the mill leat. Within the gardens there are a selection of useful outbuildings, including a home office, summer house, workshop and timber framed stables with two loose boxes and a foaling box.
There is a paddock that runs along the property's southern boundary and further adjoining land to the east and west, which extends to about 4.15 acres in all.
Square Footage: 1,256 sq ft
Acreage: 4.15 Acres
