This secluded parcel of land in conjunction with 4 or 5 similar plots is set off a quiet country lane to the north east of the village of Braunton, a village providing an excellent range of local services, library, bowling green, primary and senior schooling and a variety of shops and restaurants. Some 4 miles further to the west is the dramatic North Devon coastline at Saunton, Croyde and Putsborough offering surfing, sailing and swimming. Shooting rights are reserved over the land to a previous owner from when the land was part of a much larger estate and as far as we know are not actually exercised as this field is on the extremities of the shoot.

Approaching Braunton on the A361 as though from Barnstaple proceed into the traffic lights in the village centre and there take the right turn into East Street. Proceed up East Street to the four cross way and pass over the four cross way heading towards Boode. Follow this road through the housing, pass Acland Park to the left and on until you leave the 30mph speed restriction where within about 200 yards turn right at Boode Cross into Buttercombe Lane. Follow this road along Buttercombe Lane passing the entrance to 3 or 4 parcels of land and stables to the right hand side and just beyond and just opposite and before a former Water Authority Reservoir is a galvanised gate with adjoining pedestrian gate that forms the access into the land.
