The Story

NEW ROOMS
At the end of the long garden they built their games room and a workshop. The games room has a full-size snooker table in it but could be used for all sorts of purposes, depending on the requirements of the next owners. It could become a superb home office, gym or hobby room – the current owners’ daughters have even had sleepovers in there!
“We also extended the house,” she continues. “This allowed us to make our kitchen and living area much larger downstairs, which really improved on the reception space in the house. Upstairs, we were able to rearrange the accommodation to give ourselves four bedrooms, including one with an en suite shower room, plus a family bathroom.”

LEAFY VIEWS
The property is entered via a porch, which leads through to the entrance hall. To the left is the drawing room and to the right the dining room. There is a utility room and cloakroom, and then the open-plan kitchen and living room area stretches right across the back of the house.
“This is a wonderful part of the house and is where we spend a lot of our time. We can sit in here and look out at the garden and the trees,” she says. “In the winter we can light the fire and relax in the evening and in summer we have the sliding doors open if it is warm.”

RELAXATION SPACE
Having the living area beside the kitchen arranged with comfortable seating gives the owners two separate sitting rooms.
“This is great as it means the teenagers can be in the room at the front, playing their games or listening to music, while we are at the back of the house,” she points out.
The dedicated dining room is great for family meals and for entertaining.
“The back of the house is perfect for parties too – there is lots of space there and we can slide the doors back on to the terrace so people can wander outside.”

STYLISH INTERIOR
Décor for the property has been chosen with great care and attention. On the ground floor, wooden and slate floors are complemented by a palette of natural, muted hues.
“I wanted to retain that cottage feel, which I felt was in keeping with the house, yet for it to feel modern too,” she says. “I have used Farrow & Ball paints throughout, which I felt worked very well, and the kitchen is in a shaker style, with cream doors and wood work surfaces.”
Upstairs, the family bathroom has an exquisite travertine finish and the bedrooms are all immaculate.
“I love the new bedroom, with the en suite shower room,” she adds. “It is very quiet and has a lovely view out towards the trees.”

IN THE PARK
Roding Lane has been a great place for a family to live. Roding Valley Park is just a few minutes away. This is set along the banks of the River Roding and provides an ideal setting for recreational activities as well as walking and cycling. Along the river, there are ducks, herons, dragonflies, butterflies, and many different species of flowers. There are also small areas of woodland, which visitors can explore.
“Having the station so close by has been good too: the teenagers were able to jump on the train to go to gigs and of course it is ideal if you work in the city,” she says.
“This house is perfectly placed, especially if you have a family.”

Setting The Scene

The house on Roding Lane is set back, with a generous parking area for up to three cars.
To the back, there is a large, landscaped rear garden, with a long lawn and plenty of space for sitting out. At the end of the garden, there is a detached outbuilding, which is currently in use as a snooker room, as well as a workshop.
