Full description

An historic, Listed, detached, granite farmhouse of immense character in secluded Dartmoor hamlet. 4 reception rooms, kitchen/breakfast room, utility, conservatory, 4 bedrooms, 2 bathrooms (1 en suite). Extensive outbuildings & barns. Stables.

Situation - Higher Stiniel sits in the secluded hamlet of Stiniel, approximately two miles from the sought after stannary town of Chagford. The town offers a wide variety of day-to-day specialist shops, primary school, Montessori pre-school, parish church, doctor and dentist surgeries, library, pubs and hotels. There are excellent sports facilities including a football pitch, cricket pitch with pavilion, bowling club and seasonal open air swimming pool.

The town is easily accessed via the A30 dual carriageway, which is four miles away at Whiddon Down with Cornwall in the west and the university and cathedral city of Exeter approximately twenty four miles to the east. Exeter offers a wide range of amenities befitting a centre of its importance including excellent shopping, dining, theatre and recreational pursuits. Exeter has two mainline railway stations on the London Waterloo and Paddington lines and an international airport.

Due to its position on Dartmoor, the property is surrounded by many thousands of beautiful, unspoilt moorland acres in which to enjoy a wide range of outdoor pursuits including walking, riding, cycling and fishing.

Description - Higher Stiniel is an attractive, detached Grade II Listed farmhouse which the Listed Buildings notes suggest dates from the late 15th Century with later extensions. Of granite elevations beneath a part thatched and part slate tiled roof, it offers spacious accommodation of nearly 2,700sq ft that is full of character and charm. Original character features include exposed granite walls, original granite fireplaces, original doors and much exposed ceiling beams and timbers.

Accommodation - Front door leads into an impressive hallway with exposed granite walls. The sitting room has a feature granite fireplace and leads through to the study/playroom. There is a formal dining room that leads through to the kitchen/breakfast room which has a range of fitted units as well as oil-fired Aga. There is a utility room with ample storage that leads through to the conservatory/sun room. Of further note on the ground floor is a cloakroom.

On the first floor are four double bedrooms, the master having en suite bathroom and dressing room. There is also a family bathroom.

The Grounds - The property is approached from the lane via a five bar gate leading to a driveway and ample parking and turning area. There is also a pedestrian gate from the lane with a path leading to the front door through a level lawned area surrounded by colourful and mature shrub and flowerbeds. To the rear of the property is a further large, level lawn interspersed with a number of mature trees.

The remainder of grounds comprise five paddocks which are in part level and part gently sloping. There is also a lovely wooded glade and overall the property amounts to 15.8 acres. The grounds and outbuildings clearly lend themselves to those with equestrian interests, and there is excellent outriding available on Dartmoor.

Outbuildings - There is a superb range of outbuildings including a large barn and storage area to the rear of the property. To the right hand side of the property is a three box granite stable block. There are two separate further barns (each Grade II Listed separately), one of which is a former poultry house. Please see floor plan for sizes.

Services - Mains electricity. Oil-fired central heating. Private water. Private drainage.

Directions - From Exeter proceed on the B3212 to Moretonhampstead. Once in the town, continue on the B3212 signposted Postbridge. Proceed along this road passing Bovey Castle and the Miniature Pony Centre on the left. After the pony centre, after approximately a further half mile, turn right signposted Chagford. Continue on this country lane for approximately two miles and take the left turn signposted Stiniel. Higher Stiniel can be found after a short distance on the right hand side.
