Situation - The land is situated on the southern side of Eggesford, close to the A377 which runs between Crediton and Barnstaple.

The land is classified as Grade 3 and the soil type is Neath described as well drained fine loamy soils over rock. Located at the centre of the land is the site of a former agricultural building and an area of hard standing.

Access to this land is from Eggesford Fourways and a track runs down the centre of the land providing good access to the three fields.

Lot 2 - Arable Field Extending To 29.72 Acres - An arable field extending to 27.97 acres, suitable for the growing of arable, maize, grass and forage crops. The land is classified as Grade 3 and soil type is Neath described as well drained fine loamy soils over rock. This lot also includes an
area of woodland amounting to 1.75 acres.

The land is bounded by mature hedge boundaries. Access is from Eggesford Fourways with a right of access over a track in Lot 1.
