An Equal Balance - No room or area has been compromised for another - so often found in younger aged homes. Take the hall and landing area - great spaces. The landing size accentuated by the deep gable window and introduction of glass work to the stairs. Whilst the hall is smart - with it's new doors and is nice and square and with a suitable family cloakroom off.

The living room is more than ample in room size and given the deep bay gives the extra for the second two seater sofa. Across the hall is this fourth bedroom or TV room for the kids (study for you) so there's a chance you could keep this main living room for 'bests', maybe.

More Room To Congregate - Given the breakfast bar set up works for you (comfortably for four), then there's plenty of room for a family lounging area with the flat screen telly on the wall above the radiator. That format is very much in keeping with a 'new build' open family/kitchen/dining combination. It's a large space. Of course you'll make your own comparisons with the floor plan below.

At First Floor - Upstairs is no less a surprise. Taking the smallest bedroom first - a room also with two windows, and that itself should warn you the room is bigger than any standard third 'box room'. Meanwhile the 'master' bedroom is, well, enormous and the second double, to the rear of the house, is a very good double too.

Impressive Room Sizes - And as we said, no room compromised. With that in mind take a look at the size of the bathroom. Room enough for a four piece suite including a double shower tray and still with plenty of elbow room - fantastic.

Outside - You can see how well protected the house is to the front and rear. This is from well tended and now well mature hedging. Not that protection is much required given there are just six houses in this short and out of the way Close. The garden to the rear is new. A new lawn and new flagged patio to the left hand rear boundary. You can also see from this point how open the space is from behind this spot in particular.

Usefully, and at the opposite side of the house from the double detached garage, (something you certainly wont get in a new house along Bidston Road, certainly not at this price), is a large shaled area.

Locator - Telford Close can be found with Sat Nav: CH43 1YB - it's possibly a Close you might whizz by without logging its existence as you head along Shrewsbury Road towards the Tunnel for work. It's a Close, that given it's position to Oxton, is also within walking distance of a selection of schools and of course if you'd rather leave the car at home, you'll find public transport along Shrewsbury Road too.
