A picturesque area of land, visually quite beautiful and amounting to approximately 2 Acres in size which could potentially be suitable for residential development, subject to the relevant planning consent.
The land is extremely private, surrounded by an array of mature trees, along with a stream and waterfall which may have the
possibility for Micro Hydro Electric Power subject to obtaining approval.
Situated within walking distance of the village centre with good access from Goodshaw Lane. The old Hawthorne Mill (originally Folly Clough Mill) & a small row of cottages were demolished in the early 1960's. A planning application was also submitted in 1987 for a single detached dwelling which was refused on the basis that the site was within a designated area of special landscape, that it was outside the urban boundary. It is understood that no subsequent planning applications have been submitted and the the current owner will not be proposing to apply for planning permission. We believe an element of 'hope value' for future development is attached to the land.
The site is understood not to be in greenbelt land but it is outside the urban boundary. We have been verbally informed by Lancashire County Council that the road leading to the land is a private road and unadopted.
A planning application for the erection of a two storey detached dwelling was submitted in January 1987 and was refused on the basis that the site was within a designated Area of Special landscape, that it was outside the urban boundary, that there was sufficient land already available to meet future housing needs, that the development would constitute an undesirable and unsuitable form of isolated and sporadic development, that the development would constitute an extension of the urban development into open countryside and that if approved, a precedent would be set. It is understood that no subsequent planning applications have been submitted.
There is a natural spring water supply to the site.
A Footpath for public use runs through the site.
