Church House is situated in the heart of the village of Brokenborough, down a no-through lane. Built in 1981, the house is well laid out to suit modern day living with well-proportioned rooms. The vendors have reconfigured the house to create an impressive kitchen breakfast room equipped with a number of wall and floor units with integrated appliances. There is a large island unit to the centre and an Aga. The front door opens onto a hall with sitting room to the right and drawing room to the left. The drawing room has a stone fireplace and French doors leading out to the garden. Beyond is a study which in turn has French doors leading out to the front of the house. The first floor comprises four bedrooms and three bathrooms of which two are en suite.

Brokenborough is an attractive village that lies in open countryside above the River Avon, close to the Wiltshire/Gloucestershire border.

The village has a good pub, The Horse Guards, and a Church.

Nearby Malmesbury (1½ miles) is an ancient market town, famous for its 12th century Abbey. It has a good range of shops and services including a Waitrose supermarket. Cirencester (13 miles) has a wider choice of shops and services and other local towns include Tetbury and Chippenham.

The main regional centres include Bath, Bristol, Swindon, Gloucester and Cheltenham, all of which are within daily commuting distance. Kemble Station (London Paddington 77 minutes approx.) is about 9 miles or alternatively Chippenham (from 73 minutes). Junction 17 of the M4 at Swindon is about 10 miles.

The area is noted for its schools. There are a number of good primary schools nearby and Malmesbury School is particularly well regarded. Private schools within daily driving distance include Westonbirt, Beaudesert Park and the Cheltenham Colleges.

A good range of sporting opportunities in the area include various golf courses. The area has long been associated with equestrian pursuits, including Badminton and Gatcombe horse trials, racing at Cheltenham and polo at Westonbirt and Cirencester.

Many good walks in the area and the famous Westonbirt Arboretum is about 5 miles away.

There is a large gravel driveway to the front of the property with parking for 3 to 4 of cars, steps lead up to a raised terrace and front lawn with views across the surrounding countryside. To the rear of the property is a private garden which is mainly laid to lawn and interspersed with a number of established herbaceous boarders. The garden is framed by a Cotswold stone wall and has a separate area suitable for dogs. There is a large terrace with door leading out from the kitchen which is suitable for outside dining.
