LOCATION
Brockhole Cottage occupies a charming position within the Devon countryside enjoying open panoramic views toward the Wellington monument. Situated just outside the upland village of Morebath, good local amenities are available in the market town of Bampton and renowned Exmoor town of Dulverton, located c.2.3 miles and 4.7 miles distant respectively.

Major road links can be found c.8 miles South via the A361 running West into North Devon and Cornwall or East to the M5 motorway. National Rail Links can also be found c.11 miles away at Tiverton Parkway, with connections to most major cities, London Paddington in c.2 hours.

DESCRIPTION
Dating back, we believe, to c.1750 this attractive cottage has a long and varied history. Originally built as a workman's cottage with associated outbuildings attached, the accommodation was later updated and extended to incorporate an attached hen house and stores, providing further living space with many unique retained features. One of the more unusual retentions comes in the form of the small kitchen picture window, overlooking the gardens, which was formerly the poultry entrance to the hen house. Original beams add character in the kitchen and dining room.

Approached from the entrance porch, the sitting room is of generous size, retaining many features such as an inglenook fireplace with wood burner, bread oven and exposed beams. Moving through, a stained glass panel gives borrowed light to the inner hall with the spiral staircase leading to the first floor accommodation and a door opening to the ground floor bathroom which is fitted with a 3 piece suite and window to the front aspect.

The dining room is a lovely light room with a quaint wood burning stove to one corner and window to the front aspect. The country style kitchen is fitted with matching cream base and wall units incorporating glazed display cupboards, plate and wine racks. A Velux window along with south facing window and rear door offer plentiful natural light throughout the room. A suitable floor covering of quarry tiles runs through to the rear lobby with small larder cupboard.

The study is situated to the eastern elevation and could be used as an overflow bedroom as and when required. There is some limited head height in this room.

Moving to the first floor, a spacious landing with feature half-moon window gives access to the two bedrooms, both are able to accommodate double beds and both enjoying a south facing outlook. A shower room serves the two bedrooms with WC and wash basin.

The gardens are of particular note, with a southerly aspect and good degree of privacy. There are generous areas of lawn interspersed with mature planting and bordered by deep flower beds. A timber summer house makes the best of the views and a productive vegetable garden and greenhouse supply produce throughout the year.

To the rear of the cottage is a large gravelled parking area accessed via a 5 bar wooden gate.
From the Dulverton office proceed south passing over the bridge and follow the road until you reach the village of Brushford. When entering the village, take your first left hand turning and continue along this lane until you reach the A396. Proceed straight across this junction and follow this country lane for c.4 miles until you reach the B3190. Turn left at this junction and follow the road up the hill. After a short period of time, Brockhole Cottage will be found on the right hand side identified by our for sale board.
