Tenure: Freehold

A substantial village house of considerable charm and character, providing extensive accommodation, together with planning permission for an annexe/studio and leisure complex, situated in wonderful gardens and grounds approaching 3.5 acres.

Royston 3 miles (fast train to King's Cross 38 minutes), Cambridge 14 miles, Baldock 10 miles, A1(M) 8 miles, (distances and time are approximate).

Bassingbourn is situated on the North Hertfordshire/South Cambridgeshire border and offers a good range of local facilities including primary and secondary schools, variety of shops, post office, public houses, doctors', dentist and 2 churches. A wider choice of facilities are available at the market town of Royston (about 3 miles), which also has an 18 hole golf course. The University city of Cambridge lies approximately 14 miles to the north and provides excellent education, shopping and cultural amenities. As well as its academic achievements, the city is also a 'high tech' and 'bio tech' hub with the University Research and Development Laboratories, internationally renowned Cambridge Science Park and Addenbrooke's Hospital/Biomedical Campus. London commuters are well served by road or rail with the A1(M) about 8 miles to the west, the M11, about 10 miles to the east and a mainline railway station at Royston providing services to London's King's Cross in about 38 minutes.

Historial Note
The Grange is Grade II listed being of architectural or historical interest. It is described within the English Heritage listing as constructed with red brick with burnt brick patterned and chequered decoration, timber framed and plastered with brick plinth and plain tiled roofs. Dating in part from the 17th century, the land upon which the house was built formed part of a large estate known as Brache Manor, which has a long history and list of owners, the most prominent being Lady Margaret Beaufort. She was the mother of Henry VII and founder of the Tudor dynasty. A key figure in the War of the Roses, Lady Margaret Beaufort is credited with the establishment of 2 prominent Cambridge Colleges, founding Christ’s College in 1505 and beginning the development of St John's College, which was completed by her executors in 1511.

Outside
Double gates to the rear lead to a secure parking area and access to the Detached Barn. A large paved terrace, accessed via the conservatory, leads to an ornamental pond, bordered by established shrubs and bushes, and to a formal garden, which is fully screened by established trees and bushes, creating a high level of privacy and seclusion. There is a most charming thatched Summer House and double wrought iron gates leading to informal gardens beyond, which are mainly laid to lawn and contain a variety of trees, bushes and shrubs.

Right of Way
Double gates towards the northern boundary provide vehicular access to the property, via a walnut tree lined driveway, which is currently unused. Access is currently via a shared driveway as shown coloured brown on the site plan.

Planning Permission
Planning permission was granted by South Cambridgeshire District Council, Reference S/0838/15/FL on 20 October 2015 for the demolition of the existing barn and erection of a new studio/annexe. Planning permission was also granted by South Cambridgeshire District Council, Reference S/1663/16/FL on 5 September 2016 for the construction of a single storey leisure complex incorporating a swimming pool, pump room, changing facilities, cinema and gymnasium. Copies of the relevant planning decisions, plans and elevations are available from Bidwells or alternatively, via the planning portal at South Cambridgeshire District Council www.scambs.gov.uk.
