Full description

A charming, stylish three bedroom family home located on a highly desirable road in the very heart of the sought-after Walthamstow Village conservation area. From the 26 foot through lounge to the spacious kitchen diner and 45 foot rear garden, this is the ideal family home.

IF YOU LIVED HERE...

You'll have one of the most enviable addresses in Walthamstow - Grosvenor Rise East is a short, part-pedestrianised road recently closed to through traffic and sat right at the centre of the charming, peaceful enclave of Walthamstow Village.

With quiet, peaceful streets, community spaces and historic architecture the Village certainly lives up to its name. You're not short of entertainment though, with a wide choice of family friendly gastropubs, restaurants and shops all on your doorstep.

Inside, the 310 square foot through lounge is a hugely flexible space for dining, parties or just for everyone spread out doing their own thing. The first floor is devoted to the three bedrooms, with the master coming in at an impressive 150 square feet.

Walthamstow is well served for both primary and secondary schools, there are a total of ten within walking distance rated 'Good' or better by Ofsted. The nearby St Mary's Walthamstow CofE Primary is not only rated 'Outstanding' but came in the top 10% nationally.

WHAT ELSE?

- The garden is a split level mix of low-maintanence lawn and patios with plenty of space for BBQs. A useful shed sits at the end.
- Walthamstow Central Station is just ten minutes walk away, from here you can get to Oxford Circus or Liverpool Street in about 20 minutes.
- Walthamstow Central is also where you'll find the Empire Cinema, adjacent brand restaurants and the shops of Walthamstow Mall.

A Word From The Owner....."We moved here over ten years ago and have loved living here and watching the Village change and grow over that time. Our house is on a quiet road with fantastic neighbours - everyone looks out for each other and are happy to take in parcels if you're not in or water your plants while you're away. The newly pedestrianised area at the bottom of the road provides an ad hoc square where kids can ride their bikes while adults chat, safe from any through traffic.
The house is well insulated on both sides, so it's cosy in the winter and cool in the summer. The layout is great, with a large communal space downstairs and a handy hatch between the kitchen and lounge so you're not separated while in either room. We love the flexibility the third bedroom gives us, either as a spare room for friends and family to stay or somewhere just to escape to if you want some peace and quiet.
The garden catches the sun throughout the day, but still provides plenty of shaded areas as well. It's easy to look after and very low maintenance.
The Village has changed massively during our time here and it's great being able to pop out to the latest eatery on Orford Road or visit the brewery and coffee shops just around the corner. We've even ordered Sunday lunch from the pub across the road and had it delivered on our own plates to enjoy at home.
The new cinema development is just ten minutes walk away, and from there you can jump on the tube and be in the centre of town in 20 minutes. Ten minutes in the other direction is Epping Forest, perfect for picnics, family bike rides or a run. It's a really great place to live."
