The Story

Dubbed mini-Hollywood because of its celebrity residents, the corner of Buckinghamshire that is home to the village of Denham is one of the country's most exclusive spots, explains Gary Phelps, owner of Ivy House.
"If you go to the pubs in the village sometimes you bump into these stars," he says. "It makes it exciting, but you just leave them be and if they talk to you that's nice."
Gary's detached four-bedroom property certainly exudes star status. With extensive renovations conducted over 26 years, Gary has transformed what was once the site of a pig farmer's cottage into a stunning family home, which today includes a gym, workshop and large entertainment area.

POPULAR LOCATION
As well as the odd famous face, there are several historic sites in the picturesque village of Denham. A popular location in British films and television, it is home to the Grade II Listed Southlands Manor and a 15th century church.
"We're in walking distance of Denham village, Pinewood Studios and Buckinghamshire Golf Course, which is one of the top golf clubs in the UK," says Gary. "Denham Court Mansion is in there and it's over 700 years old. There are some beautiful restaurants in Denham. It's a good location: it is like being in the country because you're surrounded by fields and cows and yet we are close to the M25, M40 A40 and M4, and public transport into London is excellent. We also enjoy good access to Heathrow Airport."

EXTENSIVE RENOVATIONS
When Gary first examined the property in 1990 what first appealed to him was its size. He and his five children moved in within a month. Since then extensive renovations have included re-wiring, re-plumbing and re-plastering, as well as insulating ceilings, an evaporated tube system, upgrading windows and adding a stone balcony and stairs.
"Over the years we've done so much. All the downstairs floors are either oak or riven/stone slate. We dug out the whole of the ground floor and put in underfloor heating, and doors that slide into the walls to give more space. All the woodwork has been replaced; we've had a new kitchen fitted and we added a new utility room and study."

NATURAL LIGHT
Contemporary in design, the house is "bright and very natural," with a neutral-toned colour palette to create an elegant, calming backdrop, enhanced by slate, stone and oak. Painted throughout with long-lasting emulsion, the house is bathed in natural light.
"I like every room," says Gary. "It's all bright and very easy to clean and maintain. We've got a double oak front door and a big L-shaped hallway that's very light. At the top of the stairs there are double doors going out on to the balcony, so there's good natural light most of the time. The rear of the house is also south-facing."

COMPLETELY SECLUDED
Situated with a field on one side and a high wall on the other, the property is extremely secluded. A security phone at the front gate and open farmland along the back and to one side ensures maximum privacy.
"I think I've enjoyed the privacy here most of all. About an acre away from us is a farmer who we've known for 26 years. We have got a gate on that side that goes into the field and he lets us go in there whenever we want with the dogs. When the kids were little they used to play in there - it's lovely, peaceful and secure."

A BUSY HOME
As well as enjoying a quiet position, Ivy House has ample living space. 20' bi-folding doors can slide open to create a large entertainment area where "everybody can mingle and chat."
Gary has fond memories of family gatherings at Ivy House and describes it as a house that has "always been busy."
"We have guests over all the time. We've had a lot of big birthdays here because of all the family we have the biggest house - and everyone can stay because we have the room. Every Christmas we'd have on average about 30 people," he says. "For entertaining it has been wonderful - in the summer you just have to look around when there are lots of people here and everyone's laughing, and it makes you smile."

Setting the Scene

Ivy House is secured at the front by automated sliding galvanised steel gates, with security phone entry. The front driveway, which is lined with a dwarf wall and recess LED low energy lights, features easy maintenance evergreens.
An Astro-Turfed lawn with an Indian stone terrace and decking is found at the rear of the property, with a log cabin gymnasium and workshop. A first floor balcony overlooks the back garden and open fields.
"In the summer we have the bi-folding doors open on to the Astro Turf and the decking," says Gary. "Which then goes straight into the gym and workshop. It's roasting in the garden in the summer."

Within Easy Reach

Denham is convenient for access to London with both the A40 and an excellent train service that takes you into London Marylebone in
approximately 20 minutes. Access to the M25, A40, M4, M1 and A40 are all within a 10 mile radius providing good access to Heathrow,
Gatwick, Luton and Stansted Airports. Private and commercial pilots can also use nearby Denham Aerodrome. Denham Country Park offers
many opportunities for informal recreation and the famous Denham Golf Club is reputedly the only golf course to have its own railway
station. Buckinghamshire and Middlesex are renowned for excellent schooling, in both the state and public sectors.

Known for its friendly and thriving community spirit, Denham Village survives as a peaceful and unspoiled oasis of rural calm, despite being less than 20 miles from Westminster. There are five pubs, some serving food, such as The Swan Inn gastro-pub as well as dedicated restaurants such as Biggles and The Falcon Inn. Fran's Cottage is a tea shop with home-made cakes set by the canal and only accessible by foot through the woods or by canal barge. From the M40 leave the motorway at junction one, Denham roundabout; then take the second exit southbound onto the A412 Denham Road. At the first roundabout, take the third exit right onto Southlands Road / Willets Lane. The property will be found on the right hand side.
