The Dunkeld House Fishings lie next to the historic and beautiful village of Dunkeld in a spectacular landscape.

The beat is highly accessible by the A9 and M90 with Edinburgh Airport being reached in just over an hour (source AA) by car. Dundee lies some 39 miles to the south east with its airport providing regular links to London Stansted. There are daily, direct rail services (daytime and overnight) to London from Perth Station. The city of Perth lies some 12 miles to the south and offers excellent facilities. These include a thriving town centre, shopping, supermarkets, multi-screen cinema, theatre, leisure park and excellent pubs and restaurants. The Dunkeld House Hotel, a 4 star country house hotel, lies close to the beat and offers excellent facilities for anglers including a restaurant, individual lodges and health spa.

THE RIVER TAY
The River Tay is Scotland's longest and perhaps best known salmon river with a catchment of 2,800 square miles. The nascent river rises from the slopes of Ben Lui and it is joined by its tributaries the Lyon, Tummel, Isla and Ericht, all noteworthy salmon rivers in their own right, before the waters turn tidal when it reaches the city of Perth some 117 miles from source. The Tay flows through some of Scotland's most beautiful countryside and the stately waters of the middle and lower river rarely come to the market.

The river is internationally renowned for both Georgina Ballantine's historic record salmon, caught just a few miles downstream of Dunkeld, and also for the consistent sport the river delivers year on year. It is often said that salmon run the Tay system every day of the year and the season is a long one running from Jan 15th through to Oct 15th. The river has an annual average catch in excess of 6,000 fish and the recently announced moratorium on mixed stock netting gives further cause for optimism. The River has been awarded a Category 1 status recognising the health of the river and the work of the board.

THE DUNKELD HOUSE FISHINGS
The Dunkeld House beat comprises 2 miles of single bank fishing starting immediately above Dunkeld Bridge. In recent years the River Tay's opening ceremony has taken place on the Dunkeld House beat and fish can be expected from the first day of the season to the last and catches are well distributed right through the season. The 14 named pools including luminaries such as the Cathedral Stream, Ivy Tree, Lady's and the Mouse Trap. Collectively, they provide fishing in all heights of water and are attractive for running and resting fish in all months of the season.

To get the best from the Dunkeld House Fishings, like all Middle Tay beats, it is fished from both boat and bank and the beat is currently fished by 2 boats, each fishing 2 rods, and a further 4 bank rods. Bank fishing is generally from the left bank. The beat has excellent vehicular access together with an exciting opportunity to build a new fishing hut on a beautiful secluded riverside site.

FISHING HUT
A site for a new fishing hut has been identified and lies to the western side of the Dunkeld House Fishings. This site is included in the sale and is highlighted on the sale plan. The site is attractively located in an elevated woodland setting with views over the river and with sufficient room for several vehicles. Planning permission will be required for a new hut.

RODS
The fishing has traditionally been let as an eight rod beat with two boats each fishing 2 rods and a further 4 bank rods available on a daily basis.

ACCESS
