Full description

A well presented detached house quietly situated on the edge of the North Green adjacent to open countryside, with 23 ft living room and separate dining room. There is a pleasant south facing garden which offers a good degree of privacy and a double length garage

This house has all the space for a growing family, and is set in a secluded and comfortable close of just a few houses.

Kirtlington needs little introducton locally! It is, simply, one of the most popular villages in North Oxfordshire. There are many reasons, ranging from the great local primary school, shop/ PO, high quality pubs, immensely easy commuting, lovely walks etc. But for many the community with its all-inclusive ethos, sense of vibrancy and spirit makes it the sort of place people rarely want to leave.

5 Pound Close has been in the same ownership for many years, well maintained throughout including the fitting of double glazing. Typical of the type, it has great light in most rooms (our photos were taken on a particularly dull day, without a flash!) and all are well proportioned. The house sits in a pleasant plot within a development of just a few houses adjacent to Mill Lane, which runs down to the old quarry (a popular picnic and walking venue with families) and Jane's Tea Room. Sat on the edge of North Green it is literally a few minutes' walk from all that Kirtlington has to offer including the school.

The porch opens into a long hallway with stairs off to the side and a coat cupboard. Immediately to the left is a cloak room which also includes the Worcester boiler. Opposite, the kitchen is a good size, with wood units ranged round three sides and a good level of work top space, and behind the sink is a window overlooking the front garden. The floor is tiled, as is the wall behind the work surfaces, and to the rear there is ample space for a breakfast table. At the side a further door opens into the garage, this is a very large space, over 30 feet long with an electrical roller door to the front and door to garden at the rear. Potentially this could provide extra accommodation, subject to consents.

From the rear of the hall to the right the dining room opens up with great light by virtue of doors to the rear in addition to a large window. This is more than ample for a large table and chairs immediately in front of the patio doors, with still further space to either side for dresser, side tables etc, and in front of the window seems the ideal space for a desk. To the left is the living room. A space of this size is rare in this level of property; at 23 feet in length it really is ideal for almost any furnishing need. The fireplace is an attractive central feature, and the glazed doors to the rear open onto the terrace.

Upstairs the landing is broad with a window overlooking the garden helping to light the stairwell. An airing cupboard provides ample clothes storage, and overhead is the hatch into a large loft. The largest of the four bedrooms is a good size, equipped with a large wardrobe and overlooking the rear garden. Bedrooms two and three are similar, double rooms with storage. Even the smallest of the four is a well proportioned room, our client currently uses it as a study but it is a generous single or compact double if required. Serving all four is a bathroom which is mainly tiled and incudes a thermostatic shower above the bath.

Outside to the front the house sits back behind a mix of lawn to the right and various shrubs and flowering plants in a border to the left. There is off street parking outside the garage and access to the rear garden is gained via its rear door. The rear garden is a lovely, mature space with a wealth of plants and trees. Terraces to the rear of the house and the garage provide different seating areas, and the different planter beds and borders create a soft and attractive view. In Summer months the garden is alive with colour, different plants flowering at different times. It's a wonderful space.
