THE STORY

As soon as they step in through their garden gate, the owners of the house on Priory Street enter their own peaceful and private world.
Their attractive Grade II Listed home nestles close to the centre of historic Colchester, and yet here they enjoy nothing but tranquillity, one of them explains.
"That was exactly what attracted us to the property," he says. "It was a beautiful Georgian house, with some lovely features, such as large windows, which made it light throughout, and although it was close to everything it also had a wonderful feeling of seclusion."
He adds: "It was a historic property with a sense of space, light and privacy, and it also had a beautiful garden and off-road parking - it offered a very unusual combination for this part of town."

A BEAUTIFUL HOME

Believed to date back to the Georgian period, the attractive three-storey home was originally the servants' quarters to a larger house. Today, original features, including exposed beams and pretty bay windows, can still be seen.
"The house had been renovated relatively recently when we bought it seven years ago and so since then it has really been a case of redecorating it sympathetically and turning it into a beautiful home," he says. "This, together with its wonderful light and space, does give it something of a luxurious feel throughout."

SUMMER SUN

The ground floor of the house features an entrance hall, cloakroom and long kitchen, dining and day room; this stretches right from the front to back of the house.
"This downstairs area is particularly good for entertaining," he points out. "We have regularly used a long wooden table that lots of people can sit around. In summer, we would have the doors open on to the terrace, which seemed to bring the garden right into the house or to extend the day room right outside. There have been lots of lovely barbecues out there over the years."

A PEACEFUL PLACE

The property on Priory Street offers flexible accommodation, explains the owner. It can be arranged with up to three bedrooms, depending on requirements.
"We have used one of the two bedrooms on the first floor as a sitting room: this is a lovely, light room, which looks out across the garden and towards the Catholic church. We have enjoyed sitting in there on Sunday mornings, listening to the hymns and watching the birds and squirrels."
With an en suite shower room, however, this could equally make a superb master bedroom. Another large bedroom is situated on the first floor, together with the generous family bathroom.
"This is our room," he explains. "We are up in the eaves but the rake of the beams is generous and the window is south-facing so it always feels airy and spacious."

TOWN CENTRE LIVING

The couple have enjoyed living among the many other beautiful buildings of the area.
"This is a lovely part of town," he says. "We are a stone's throw from the Roman walls and from Castle park."
Colchester has a rich history and is often considered to be the oldest recorded town in Britain. Its castle is an 11th century Norman keep, which is built on top of the vaults of the old Roman temple.
"We have also enjoyed being so close to shops," he adds. "We have a nice local pub - the Forester's Arms - and there are art galleries and good restaurants close by too."

OUTSTANDING BEAUTY

At weekends, they have enjoyed making the most of some of the picturesque places close to Colchester.
"We like to walk in the Dedham Vale Area of Outstanding Natural Beauty, often along the River Stour," he says. "We also love going to the beach at Mersea or out for a pub lunch in one of the many pretty Essex villages close to Colchester."
The couple are relocating for reasons of work and will miss everything about their unique, town centre home.
"It is fantastic to feel that you are right in the middle of things and yet when you come through the gate you are immediately away from the hustle and bustle, in a place that offers a sense of space and calm, and where you quite often hear nothing but the sound of birdsong."

SETTING THE SCENE

Enjoying both private parking and a secluded garden is something of a rarity in this corner of Colchester.
"We have developed the garden, planting it out with lots of unusual and vibrant plants," the owner explains. "It is now a lovely cottage garden, where we can sit out in the sunshine and watch all the birds and squirrels that come here."
A terrace offers space for outside dining and relaxation. There are some small areas of lawn, together with interesting shrubs set against the charming backdrop of brick walls.

WHATS NEARBY

The property is located within a short walk of the town centre with Crouch Street offering good local shops, restaurants, pubs and wine bars. The town is much requested and is well known for its excellent schooling facilities including Colchester Royal Grammar School and the Girls High School, Phillip Morant Comprehensive School and St Mary's School for girls. The property also benefits from being in extremely close proximity to the renowned Colchester Castle Park.

WITIHIN EASY REACH

From the property it is easy to reach the town's mainline station, with fast connections to the capital. It is also simple to access the A12 towards London. This leads down to the M25, with major road connections to other UK destinations, as well as airports such as Stansted which is approximately 40 minutes by car. From Colchester it is also possible to cross over to the M11.
