In the Doomsday Book of 1068, the village of Woodmansterne was mentioned as Odemerestor ('the wood ponds hill' in old English) although there is evidence of much earlier settlements here. For centuries, the area consisted of a few, mainly sheep-farming estates owned for much of that time by the Lambert family and even though the railway arrived in the early 1900s in nearby Chipstead Bottom, Woodmansterne saw relatively little housing development. Located on the North Downs, some 500' above sea level, the village retains a rural nature with its village green, Parish Church, local pub and shops.

Eastlands Farmhouse was built in the late 1600s by Nicholas Eastland and bequeathed to his son Roger Eastland in 1703. Roger would later become a warden of St Peter's Church in the village and in 1717 his name was inscribed on one of the two bells in the church. The house would have been a small farmstead and was extended sometime later, perhaps in the mid 1800s to its present size and appearance.

The house has mellow elevations of knapped flint with painted-brick coins, relieved by mainly sash windows under a tiled pitched roof. The house is set in a broad plot of over half an acre.


Refurbished and improved in recent years, Eastlands Farmhouse retains much of its period character whilst providing a well-proportioned family home with modern-day refinements. On the ground floor, the large sitting room has an open fireplace and a hidden entrance to the cellar, and there are two further living rooms. The kitchen-breakfast room has ample space for informal family dining and was fitted out some years ago by Hygrove, now offering scope for refitting. Eastlands Well a deep water well which had lain covered and forgotten for generations. Rediscovered by the owners, the well had been dug by hand some 300' into the Surrey Downs chalk by the Eastland family - a remarkable feat. In 1723 the well, exquisitely lined at the upper reaches with limestone was completed by Roger Eastland who left his initials and the date carved in a stone plaque within the well. The owners commissioned a team of experts to explore and re-activate the well which now has the capacity to produce a copious supply of fresh water and a company and website were established. Initial enquiries had been made into potential outlets for Eastlands Well bottled water. Whilst the business is no longer active, all associated material including the website are included in the sale of Eastlands Farmhouse.

Eastlands Farmhouse has a peaceful semi-rural location whilst being within easy reach of all the needs of everyday life. There is local shopping in the village nearby whilst Banstead Village has over one hundred varied shops as well as Waitrose Supermarket and M&S Simply Food. Both Woodmansterne Primary School and Chipstead Valley Primary School are also nearby with a wider choice of excellent schooling in the area including Banstead Infant and Junior Schools, The Priory, Greenacre School for Girls, Aberdour and Chinthurst School. Rail services are at Chipstead, Woodmansterne and Banstead and within minutes, the M25/M23 intersection provides fast access to both Gatwick and Heathrow Airports, the coastal ports and the UK's motorway network.
