OFFERS TO BE SUBMITTED BY 15TH DECEMBER 2016
This 18.35 acres (7.42 hectares) of pasture land enjoys a stunning location less than a mile from the centre of the highly regarded South Worcestershire village of Hanley Swan. It is approximately four miles from Malvern, a similar distance from the riverside town of Upton upon Severn and just over ten miles from the city of Worcester. Junction 1 of the M50 motorway and Junction 7 of the M5 are approximately seven miles and ten miles respectively.
The land enjoys an elevated position on sloping ground and consists of a mixture of open fenced and hedged pasture, a small area of woodland and a short brook running along its southern boundary. Access to the ground is from a gated approach close to Stable Farm. It should be noted that there are no buildings or shelters within the curtilage.
The land will be offered with freehold tenure and full vacant possession.
It is believed that there is a water supply directly to the ground being sold but this is currently being verified with Severn Trent.
Viewing Arrangements :
It is possible to view this ground without prior appointment. There is a gated entrance providing access. Viewers are requested to respect adjacent land and property owners making sure that they do not impede or block the entrance and close all gates behind them.
From Great Malvern proceed south along the A449 Wells Road towards Ledbury. After approximately two miles bear left into Hanley Road (signed Three Counties Showground and Upton) on to the B4209. Continue along this route downhill where after almost a mile you will come to a crossroads with traffic lights. Continue straight over these lights into the outskirts of Hanley Swan passing the church on your right. A short distance later there is a crossroads in the village centre. Turn left. You will notice the village pond on your left. Immediately after the pond take an unmarked track to the left, almost immediately passing the British Legion Club (also on your left). Follow this un-adopted road for almost exactly one mile where it turns sharply right into a courtyard serving Stable Farm. The entrance to the land is on this corner via a seven bar steel gate and adjacent wooden style. Visitors are asked not to park their cars in the courtyard belonging Stables Farm but instead to find a spot just before it.
