Overview - Always fancied finding a quiet retreat tucked away in a beautiful Welsh Valley, with stunning views to wake up to every morning and a paddock for the ponies to play in? Well Moelfryn can be just that for you! The property is located in the upper part of the Maesmynis Valley, which is about a 10 minute drive from the market town of Builth Wells. Although away from the hustle and bustle of town life you are located in a friendly community and have neighbours nearby.

The bungalow itself offers 4 bedrooms, with well presented accommodation. There are stunning views from the lounge and main bedrooms, although you have one nearby neighbour your focus is directly away from them and the views are simply breathtaking! The land, including the paddock, gardens and driveway extend to approximately 1 acre in total and there is a great outbuilding which offers 2 stables and a fodder store. A lovely smallholding in a charming location!

The Property - The bungalow which we believe was built back in 1979 stands prominently in an elevated position overlooking the paddock and admires the far reaching views. Traditionally built, with UPVC double glazing and LPG Gas fired central heating the property is in good order throughout. The lounge which is at the front of the property and is a good size, again has a fantastic view and has an open fireplace to cosy up around, as the winter months approach! The kitchen/dining room is a really super part of the property, open plan its a really great room for the family to enjoy, with ample fitted storage cupboards and a range style cooker it is all very in-keeping with country living! The room is L-shaped and this works well with a dining area set off to the side. At the rear of the kitchen is a useful utility room, with a separate W.C. The utility is open to a side hall which gives access to the front and rear gardens and also leads to the integrated garage.

The bedrooms are located on the opposite side of the property and offer 2 doubles, with fitted wardrobes and a decent single again with a fitted wardrobe. The two doubles again share the same stunning view as the lounge. There is an optional fourth bedroom but with its shape its ideally suited to a office/study. The family bathroom is next to the bedrooms and is fitted with a white suite with a corner bath and shower over. A deceptively spacious, well build bungalow.

All really well presented and ready to move into!

Outside - From the roadside you access the property via tarmac driveway. This leads through a gated access to the ample parking and turning area to the front of the bungalow and garage. The gardens are mainly to the rear of the property and with some mature trees at the rear you are well screened from the neighboring property giving you plenty of privacy on the rear patio. There is a raised lawned garden here with some flowering beds and borders. There is also a front paved seating area which you can sit and admire those views again! A path leads around the bungalow and gives access to the yard and stables to the side.

The Stables (9.2m x 5.5m) are found to the eastern side of the property, tucked in the corner and with plenty of shade they are really well built with part block and box profile cladding, currently split into 2 loose box stables and a hay store, a really useful building!

The land is to the front of the bungalow, it is well fenced, gently sloping and mainly south facing. It is ideal for the keeping of ponies, sheep or goats but may be a little too compact for heavy horses. The land, together with the stables makes the property a great little smallholding, absolutely prefect for someone who wants a taste of the good life but not to be burdened by a huge amount of land!

The Location - The property is located is located in upper par of the Maesmynis Valley. The valley forms a friendly community and offers a church in the lower part. Nearby is the market town of Builth Wells (Llanfair ym Mault) which is located at the heart of Powys, Mid-Wales in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The Upper section of the Wye Valley. Builth Wells is famously known for playing host to the Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year. With a population of around two and a half thousand – the positive impact this has on many local businesses located within Builth Wells is immeasurable. Builth Wells is ideally located in regard to beautiful surroundings with the Elan Valley and Brecon Beacons both just a short drive away.
