Overview
House Network Ltd are delighted to present to the market this deceptively spacious and modern four DOUBLE bedroomed semi-detached home in a fantastic location, being minutes walk to local amenities, Pennington Park and the Ridgewaye playing fields and good schools (for primary, within walking distance of Southborough CofE Primary School - Ofsted Good with elements of Outstanding and, sometimes, in the catchment area for Bidborough School - Outstanding). For Secondary, the property is within walking distance of TW Boys Grammar School (Good), St. Gregory's Catholic Comprehensive School, TW Girls Grammar School, Skinners Grammar School and Bennett Memorial Diocesan School (the latter 4 are all rated as Outstanding). There are also easy transport links to Tonbridge & Tunbridge Wells town centres. Garden and ample parking (garage, spaces for 2 cars on the drive & on road parking).

The property comprises, porch leading to the hall which leads into the kitchen/breakfast room, lounge/diner, integral large garage and toilet. Upstairs to the first floor there are three double bedrooms and bathroom, then stairs to second floor where the loft has been converted to make another double bedroom. Outside there is a good sized rear garden with patio and lawn area. The property benefits from gas central heating, new combi boiler and double glazing. A Viewing is a must to appreciate the space in this family home.

The current owners have this to say about the property:
We've been here for 13 years and during that time have completely renovated the whole property. When we first bought the house, we couldn't believe the amount of space we got, and the fact that there was off-road parking in Southborough! We put a whole new roof on the extension at the back, took out the old brick fireplace in the lounge and replaced it with a lovely limestone one (no expense spared!), put in a new kitchen, downstairs wc and upstairs bathroom and a new combi-boiler. We also redecorated all the bedrooms, the landing and hallway. We've replaced the carpets and doors throughout and put in a new front door. In the garden we have put up new fencing and added a side gate to make it secure. We also put up a new shed.

A couple of years ago we decided to extend. One option (which some of the neighbours have done) was to change the garage into a dining room - (so that is still an option if you wish to extend the property), or to go up into the loft. We went for the latter option and made the house into 4 double bedroom house which has loads of space, light and plenty of storage! When we had the loft converted we also put in loads more insulation in the loft and had cavity wall insulation, too - which makes the house really reasonable to heat.

We love the location as it's so quiet - yet still so close to everything. The neighbours are all really lovely (I know lots of people say that but ours really are)! It's a lovely community where everyone helps everyone else out. It's a lovely family home.
