A superbly presented family house on a desirable street a short distance from the historic centre of St Andrews.

Lisheen has a superb, private setting close to the edge of the vibrant historic town of St Andrews. Within walking distance of the Royal and Ancient Golf Club and the world famous Old Course, the property is also close to the university sports centre, accompanying sports fields and the peaceful Lade Braes walk.

St Andrews is located on the east coast of Fife. It has an excellent variety of shops, hotels, restaurants, and recreational and cultural facilities. To the south, the East Neuk of Fife stretches along a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. To the north, the Tay Road Bridge provides easy access to Dundee, Angus and Aberdeen.

St Andrews is renowned worldwide as the 'Home of Golf' and the Old Course is a regular host to the Open Championship. There are now six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke's Course, two courses at Fairmount, and Kingsbarns. Full time residents of the town can apply for a Links Ticket offering reduced green fees.

The town is also well known for its university. Founded in 1413, it became Scotland's first university and the third oldest in the English-speaking world, For over six centuries, the university has established a reputation as one of Europe's leading and most distinctive centres for teaching and research. The town provides excellent state schooling at Madras College and both St Andrews and Dundee offer private education at St Leonards and the High School of Dundee.

Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles away and Dundee Airport (15 miles) has regular services to London Stansted and Amsterdam. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (25 miles)

Middleshade Road is an extremely desirable and quiet residential street. The house offers exceptionally well presented family accommodation and has been finished to a very high standard throughout.

Situated off the entrance is the fantastic and spacious kitchen / family room. The kitchen, handcrafted by Smallbone of Devizes, offers a range of high quality cabinets and units with granite surfaces, glass cabinets, solid French oak flooring, and a royal blue, four oven Aga. Further integrated appliances include a Miele dishwasher, a French door fridge freezer and a Belfast sink. The family area overlooks the rear garden, with double doors leading outside to patio.

Across the entrance hall is the dining room, with bay window overlooking the front of the house, an open fireplace with sandstone surround and two shelved alcoves. The sitting room also leads off the entrance hall and offers an abundance of natural light, thanks to full height windows overlooking the beautiful landscaped garden. The room is complemented by a wood burning stove set in a large brick fireplace (with timber mantelpiece and slate hearth). The adjoining utility room provides access to both the integral garage and back garden. The utility room is fitted with granite work surfaces, a sink, storage units, plumbed for a washing machine and dryer and houses a new Worcester condensing boiler (installed 2015). The ground floor bathroom sits at the end of the entrance hall and has a WC, wash basin with granite tops, cast iron bath, storage alcove and overhead spotlights.

The first floor is approached by a staircase leading up from the entrance hall to the landing above, which is lit by a large skylight. There are four bedrooms here. Two overlook the front of the house and have the benefit of en suite shower rooms and fitted wardrobes. There are two further double bedrooms set off the landing. One facing to the front with a bay window and the other with views over the rear garden. The family shower room is fitted with a WC, wash basin with granite surrounds and marble tiled shower cubicle. Finally, there is a study with a fitted desk and bookshelves.

To the side of the house there is an integrated garage with double wooden doors giving access to the driveway connecting it with Middleshade Road. The garage is fully insulated, lined and heated, and is currently used as both an office and studio space.

The principal garden sits to the rear of the house and is surrounded by a range of beautiful mature trees providing great privacy. The garden is largely laid to lawn and bordered by well stocked flower beds with a variety of plants and shrubs as well as a sculpted hedge at the far end. In one corner there is a substantial timber built workshop / garden store and an ornamental pond. In the other corner there is a decorative gazebo in which to enjoy the garden. Landscaped gardens also extend across the front and side of the house.

Mains water, electricity, gas and drainage.
