Full description

Tenure: Freehold

Folly Cottage is full of character and
charm and has been well maintained by the
present owners over the years, retaining many
inherent features, including exposed beams, etc and is understood to date back to the late 18th Century.

It is constructed with rendered and colour-washed elevations incorporating, for the most part, sash windows beneath a hip-tiled roof with a catslide and single storey extension at the rear. It is Grade II Listed as being of Special Architectural and Historic Interest and forms part of the village
Conservation Area. It started life as a public house (Coach and Horses), then a lemonade pop factory, the village Post Office in the early part of the 20th Century, and in 1953 it was converted into the existing residence. In recent years all the
bathrooms have been replaced, a double car
port with adjoining lock-up garage was erected
to the front, and the garden has been cleverly
landscaped to provide a most attractive setting.

The cottage forms part of the largely unspoilt
village of Penton Mewsey, which lies just within
the western boundary of Hampshire, and is
situated in a peaceful 'no through' lane made up
for the most part of similar period properties.
The village amenities include a village hall,
public house, 14th Century church, playing field
with their Hampshire League cricket ground,
tennis courts, three livery yards and an excellent
community spirit. There is a mini-Tesco/Post
Office within the nearby village of Charlton
(about 1.5 miles), together with a doctors'
surgery. The larger local centres of Andover,
Winchester, Salisbury and Newbury are readily
available, with Andover within a short drive
and providing most everyday requirements,
including a mainline railway station on the
London Waterloo line. The A303 lies just to
the south of Andover and provides excellent
communication links to all parts of the country,
including London via the M3 and the South
Coast via the A34.

The area generally is renowned for its wonderful
countryside in which there are some lovely
walks and rides, many local golf courses, racing
at Newbury and Salisbury, fishing on the Rivers
Test and Itchen, and off the South Coast there
are excellent aquatic pursuits, as well as Channel
Ports, together with an international airport at
Southampton.

There is a primary school in Hatherden, whilst
close at hand are the prep and pre-prep
schools at Farleigh, and Pilgrims' and Prince's
Mead in Winchester, Twyford, Horris Hill and
Norman Court. Chafyn Grove and Salisbury
Cathedral School, and local public schools
include Winchester College, Downe House
near Newbury, Godolphin in Salisbury and St
Swithun's in Winchester. There are grammar
schools in Salisbury, and Peter Symonds Sixth
Form College in Winchester.

The garden, which extends to approximately
half an acre and backs onto farmland, is another
very special feature of this period cottage,
approached through a pair of five-bar field
gates to a large gravelled parking and turning
area with steps up to paths to the front and
rear doors to the cottage and to the office,
box hedging, attractive sitting out areas by
the office, and a feature 36 foot deep well. The
principal area of garden, which is laid to lawn,
gently slopes up away from the cottage to the
east, has been cleverly landscaped to provide
a croquet lawn with natural stone retaining
walls, a number of flower beds and specimen
shrubs and trees. To the rear of the cottage is
a delightful "secret garden" principally laid to
gravel with a number of flower and shrub beds.

There is a detached open-fronted garage block
with lock-up garage, power and electric light
and garden shed.
