Description

Mendlesham Manor is an impressive Grade II Listed manor house set in a delightful rural position surrounded by established gardens and grounds. The house dates from the late 16th century with an early 17th century front façade and probably a 16th century wing to the rear. At one time known as Park Farmhouse and subsequently Homerfield Hall, the property is believed to have been owned by a local knight who is buried in Mendlesham Church.

Located at the end of a long tree lined driveway, the house has been sensitively restored and refurbished by the current owners. The wonderful period features have been preserved and enhanced throughout combining them with modern living requirements and creating a perfect atmosphere for family life. The extensive exposed studwork and timbers have been retained with fine linen fold doors and panelling as well as individual period fireplaces. The western gable has some fine decorative carving of a trailing vine. The improvement works have included the upgrading of the heating, plumbing, drainage systems and insulation of the roof space.

The main façades face south and west with some original mullioned windows ensuring beautiful and light reception rooms. A most impressive front entrance door with carved spandrels and mullioned overlight leads to the flag stoned hall which leads through to the drawing room which has early 18th century panelling with moulded cornice and an individual moulded fireplace. The sitting room has a high chamfered-joist ceiling with splendid Inglenook fireplace in original brick surround. From the reception hall an opening leads to the inner hall and through to the recently refurbished kitchen/breakfast room located in the east wing with an oil-fired aga, central breakfast bar and further access to the back kitchen, pantry and office with its own rear door. A handsome oak staircase leads to a split level landing with steps up to a master bedroom offering views over the gardens, built in cupboards and steps down to the en suite bathroom with adjoining cloakroom. A second bedroom suite includes a large dressing room and access to a family bathroom. From the lower staircase a Tudor arch opens to the inner and rear landing with two heavily timbered and panelled bedrooms along with a family bathroom. Winding stairs lead from the rear landing to the second floor with a large play room/ bedroom 5, bedroom 6 and attic storage.

Manor Barn & Stables
To the north of Mendlesham Manor and approached over a paved walkway or shingled driveway is the Manor Barn and stables. The recently constructed property is part shingle and part two-storey built of brick under a tiled roof with timber cladding. The accommodation is flexible with potential for an annexe/party barn/ancillary accommodation with a splendid vaulted main reception room serviced by a fully fitted kitchen and wet room. On the first floor there is a converted hayloft with bedroom potential and adjoining is an American style barn incorporating three purpose built loose boxes and standing area. To the east of Manor Barn Stables is a range of workshops, garden sheds and storage.

Outside
The house is approached through electric gates and along a gravelled drive which leads to the front of the house and large turning and parking area with views over the duck pond. Adjoining the main house is a double garage with adjoining tack room and cloakroom with access to a first floor storage area. The formal gardens are mainly laid to lawn with flower and shrub borders and include a delightful thatched summer house, a number of herbaceous borders and rose beds. There has been extensive planting of new bulbs and shrubs. Within the grounds are a variety of soft and hard wood trees including a small orchard and there is access to the fenced paddocks within which there are areas of young woodland plants with indigenous species. To the rear of the house there is a sheltered courtyard with access to the boiler room and a sun terrace with gravelled surround bordered by rose trellising. To the north of the house an arched ornate opening with trellising leads to a paved walkway to a large patio area to the south of Manor Barn and stables.
