Apartment 7 is a well presented, two bedroomed, first floor apartment situated in a Grade 11 listed building within the historic Monyhull Hall which overlooks parkland.
Of course, the main selling point of this flat is the building it’s in. Monyhull Hall is a 3 storey structure built in the neo-classical style. It dates back to 1750 and replaced an earlier 16th century building on the same site. Though altered in the 19th century, the main building still survives in its Georgian form and is Grade II Listed.
The Monyhull estate, and the hall itself, have had many lives. The estate passed through several private owners until being sold to the Guardians of the Poor for Birmingham in 1905, and re-purposed as a hospital called “Monyhull Colony, Homes for Epileptics & Feeble Minded” (the hall itself housing the hospital’s administrative functions). Aside from a brief period during the First World War when the site was commandeered for use by the military, the hospital operated until 1998, when it was sold to developers and converted once more into a residential property, this time housing 10 flats.
It is truly a unique building.
The flat itself is well proportioned, light and bright, with wonderful high ceilings, and original sash windows. It is reached via a grand tiled hallway and wrought iron staircase. It has allocated parking to the front. The building has a large cellar which is perfect for storing those things you don’t need to have to hand.
I am from the local area and have admired the building since childhood. When the opportunity arose to purchase the flat, I jumped at the chance. I bought the property as an investment, and in that regard it has proved most successful. It has been tenanted for the entire 3 and a half years, achieving a rental value of £650pcm.
The estate has a self-contained feel, and so feels very much like a community. The hall backs onto a church, and a green, that acts as a gathering point for celebrations at Christmas, and other times of the year. There is a playground a short walk away, as well as a doctor’s surgery and ‘good’ primary school. There is a parade of shops at the entrance to the estate, and it is here that you will find buses into Kings Heath, Moseley and the city centre. The M42 is only 15 minutes away by car.
We have been advised that the property is LEASEHOLD having 90 years unexpired. The ground rent is £200 paid half yearly and the service charge is £1048 paid half yearly. However, you should check this with your legal advisor before exchanging contracts.
