Sandy is a market town with a population approaching 15,000 persons. It is located on the A1 trunk road approximately 45 miles north of London, 9 miles to the east of Bedford and 20 miles to

Planning

Full planning permission was granted on the 6th January 2016 by Central Bedfordshire Council under Reference CB/15/03250/FUL for the development of a single detached dwelling and
garaging. The permitted dwelling will benefit from a built floor area of circa 1,925 sq ft excluding the garage. Copies of the decision notice are available in the Information Pack.

Condition 7 of the planning permission states that no development shall take place until details have been submitted to and approved by the Local Planning Authority for the proposed works to the bridleway to create vehicular access to the site. Central Bedfordshire Council have advised that the successful purchaser will be required to implement a scheme of alterations to the bridleway to ensure access is safe and does not compromise the users of the bridleway. The scheme will need to include details relating to the resurfacing of this section of the bridleway to withstand the use of vehicles, the relocation of existing bollards and the necessary signage to warn the bridleway users that vehicles will be crossing. The vendors are to submit an application to the planning authority which will result in the satisfaction of this condition. Details in this respect are included in the Information Pack. The obligation to undertake the required work will however be with the purchaser.

Community Infrastructure Levy

Central Bedfordshire Council has not yet introduced the Community Infrastructure Levy (CIL) and accordingly it is understood that no charge will be payable in this respect. (NB. Self build purchasers are exempt from CIL in any event). It should also be noted that as a result of changes in Government policy in December 2014 no S106 obligations/costs will be applicable to this site.
