THE STORY

Spectacular Little Tey Barn makes a statement both inside and out - the exceptional new build barn takes in glorious views and encompasses outstanding family accommodation.
The oldest parts of the property at Little Tey, near Colchester, have an exciting history, which reaches back through the centuries and even has royal involvement.
"The house itself was built around 2004 but the barn and piggery date back much further," explain the current owners. "The barn was built by ancient possessors of the Manor of Great Tey in the 16th century and was originally used for grain storage and pig rearing - and local history says building permission was granted by Elizabeth I!"

MAGNIFICENT FAMILY AREA

Hundreds of years later the building fell into disrepair and it was not until more recent times that it was resurrected. Permission was granted for the creation of a five-bedroom, new-build house in 2002 and extensive renovations to the Grade II Listed barn were carried out as part of the planning process.
The current owners moved into the impressive home just before Christmas in 2010. They loved the countryside setting, as well as the convenience of the location, but it was the internal space of the beautiful barn that really caught their attention.
"The huge kitchen, dining and family area had the 'wow factor,'" they explain. "It really took us aback."

SPLENDID SPACES

The fabulous family area, with its beautiful bespoke kitchen, is perfect for both family life and welcoming friends.
"We entertain a lot and the vast space allows for either intimate dinners or big social events - being able to congregate around the massive central island while someone is cooking makes for a very relaxed ambience."
With three main reception rooms, as well as lots of other flexible spaces, Little Tey Barn was exactly what they were looking for.
"We loved other barn conversions we had seen but this offered all the space and layout of a modern property with the character of a barn. Having the other two extra reception rooms, in addition to the large, open-plan area, meant we knew the whole family could be in close proximity while also enjoying individual space."

STYLISH INTERIORS

Indeed, Little Tey Barn offers a variety of styles, from warm, character-filled rooms to spaces with a cutting-edge modern finish. Bathrooms have recently been updated and the property has been redecorated using the likes of Farrow & Ball paint and Burberry wallpaper.
"This house has an eclectic style that suits a traditional building but also works well for a modern family demanding up-to-date facilities. As well as being in the kitchen, we love spending time together as a family in the den, which has beautiful beams, cosy sofas and a large television."

AMAZING PLACE

Bedrooms and bathrooms are equally varied, offering sumptuous accommodation that ranges from the state-of-the-art to the charming and cottage-like. The master bedroom suite is a impressive, beautiful space, encompassing a large, light bedroom, generous walk-in dressing area and spacious en suite bath and shower room.
Three additional bedroom and bath or shower room suites may be found on the first floor in the main part of the house, together with two further bedrooms up on second floor level. At the other end of the house there is an additional kitchen, bedroom, bathroom and library, as well as the office.
"We also have a barn, which has been used for special occasions - this has been an amazing place for youngsters to party the night away. Our daughter celebrated her 18th birthday here," they add. "The courtyard here also lends itself to entertaining in the summer months: we can accommodate up to 200 guests here quite easily at that time of year."

CALM AND CONVENIENT

Set in three acres of land, Little Tey Barn has offered the family complete seclusion. The surrounding area is tranquil and has a long history, with Little Tey itself thought to be of Saxon origin.
"The small 12th century church of St James the Less hid for many years the secret of 13th and 14th century Medieval wall paintings; the eventual discovery was of particular significance."
Yet the owners have also enjoyed being within easy reach of good local shops and high quality restaurants.
"Being a 5 minute drive from the mainline station has been a huge benefit and it has also been convenient having Stansted just 30 minutes away," they add. "Yet we are in such a peaceful, secluded location and we will miss that when we leave."

SETTING THE SCENE

Little Tey Barn is set in grounds of approximately three acres and enjoys far-reaching views out across the surrounding countryside.
There is a four-bay cart lodge and impressive attached 60ft by 40ft barn, which has been used by the current owners on occasion for entertaining.
The grounds also include a large pretty courtyard, with an attractive koi carp pond, and plenty of lawn for children to play out on. There are lots of beautiful spots for outside dining and relaxation.

WITHIN EASY REACH

Both the A12 and A120 are within easy reach providing link with the M11 and Stansted airport. Chelmsford is approximately 20 minutes journey time, whilst Ipswich is in the opposite direction with an approximate journey time being 25 minutes.
