Tenure: Freehold

Unique, spacious and offering incredibly flexible accommodation, The property is to be found at the entry to a quiet cul-de-sac sitting alongside the boundary to the Sir Alfred Munnings Trust estate, on the edge of what is surely one of England's loveliest villages. With only a four mile drive to Manningtree station - on the mainline to London Liverpool Street and with a typical journey time of one hour - this capacious 1970's family home offers plentiful receptions, four bedrooms and two bathrooms set out over three levels, and a beautifully designed garden with views out over the green pastures beyond.

On the level When the owners first learned of the village of Dedham, it was when they set out on their search for a property to meet one overriding requirement, as we hear, "As we both commuted, we wanted a property in a village location but also near to a mainline station with a short journey time into London Liverpool Street, and thus we discovered Dedham." The property itself sits at the entrance to a quiet cul-de-sac, and it won over the owners immediately, "This property is unique, sitting as it does over three levels, with such a charming entrance that takes you straight into the upper ground floor. We loved it from the first time we set eyes on it!" The hallway itself is one of the owner's favourite rooms in the property, "You have such a warm feeling on entering the house. The hallway is so lovely with its beams and oak floor and it looks fabulous at Christmas adorned with a tall decorated tree and sparkling lights." It also plays a central role in terms of access, leading through oak doors to the kitchen, sitting room, dining room and small study, with stairs both up to the four bedrooms and down to the lower ground floor rooms. Of note is the space on offer and this appealed to the owners when they first visited, "The rooms are all of a really good size, with plenty of space to move around in the double bedrooms, and such flexible accommodation on the upper and lower ground floors." The latter has a sizeable office and an enormous family room, which could be used for a variety of purposes, as the owner affirms, "The family room is ideal as a playroom, gym, cinema room or teenage/man den, and the garage is so big that there's space for a workbench as well as ample room for two cars."

What a welcome home The sitting room is a lovely room, with beams and a feature brick hearth creating a sense of times past; at its heart a wonderful open fireplace. Being double aspect it is a light, bright space, but which comes into its own in the winter, "We love this room, as it is so cosy in winter, and as the French doors face out onto a south-facing patio, it is always light." Not that the fire is needed on a practical level, as the owners recently installed mains gas central heating and they also replaced all the windows bar those at the entrance to the house with fully double glazed timber frame units that are protected by microporous paint; long lasting and promising little maintenance. The kitchen has a big window that brings in the light all day long, and offers that all important view out over what is a quiet lane to the countryside beyond, providing a lovely diversion whilst cooking or doing the dishes. The dining room too has lovely views of the garden from its French doors. The views are one of the property's main attractions, "We have lovely countryside views front and back, and with the upper ground floor being raised, these are enhanced. Better still is that we are not overlooked and being surrounded by the Sir Alfred Munnings Trust estate, this is the perfect place to come home to after a day in the city - so quiet and relaxing"

Painting a Pretty Picture The first floor accommodation provides four good sized double bedrooms, all with oak doors, fitted double wardrobes and two bathrooms. There is also a large loft space with full standing height and development potential. The views out over the fields from these rooms are better still, the rear bedrooms looking out over a south facing mature garden that promises both privacy and seclusion. The owners have worked hard on the garden, and love the results. As the owner says, "The gardens are well stocked to both front and rear, with various shrubs, flowers and fruit trees which attract plenty of birds and occasional other wildlife!" Several patios allow you to enjoy sun or shade at various times during the day, and this certainly has its benefits, "We have three patio areas immediately behind the house and one that we created half way up the garden. All are great for outdoor eating and evening drinks, depending on where the sun is." And if you fancy making your own pud, you have a ready supply of fruit, as the owner adds, "We have some lovely fruit trees and bushes: apple, pear, raspberry and damson, and a fabulous fig tree that sits against the boundary wall." And if you can be drawn away from this idyllic garden, you'd be hard-pushed to find a better place to set out from on a walk, as we hear, "You can walk from here right along the river in the Dedham Vale, which is an area of Outstanding Natural Beauty, to Flatford Mill - the subject of several of John Constable's most famous paintings - and you are only a short walk from the heart of what is the buoyant village of Dedham, which has everything that you need for daily living as well as the choice of many good pubs and restaurants. It's such a pleasure and privilege to have all this on our doorstep." And just imagine: it could be yours…..
