THE PROPERTY
A substantial stone built, white washed property of traditional dales construction set under a pitched stone slate roof. Currently trading as restaurant opening at limited times. Situated in the attractive village of Buckden and with the most spectacular views from most of the surrounding limestone scars and fells. This has to be one of the most picturesque and idyllic locations in the Yorkshire Dales National Park. The property sits adjacent to the village green and with an open aspect to the beautiful Yorkshire Dales landscape. Offered for sale by private treaty, the current owners are now looking forward to retirement having served this part of The Dales community for over 30 years.

BUCKDEN
The parish of Buckden lies on the Dales Way, at the northern end of Wharfedale and consists of the village itself, nestling under the impressive bulk of Buckden Pike. There is a thriving local community, with the local economy based largely on farming and tourism. There is a local pub within the village along with a choice of tea rooms and a village store. Buckden is just 10 minutes away from the larger village of Kettlewell, with a highly recommended primary school and 30 minutes from the market town of Skipton, which plays host to a range of excellent shops, schools, restaurants and Skipton railway station which offers direct access to London and the rest of the UK (via Leeds).

THE BUSINESS
The fully licensed restaurant is open on short hours with some evening and weekend trading hours. With potential to increase turnover by some way.

THE CAFE-RESTAURANT
Originally opened as a café in 1998 and two years later evening openings were commenced and the licensed restaurant was launched. Currently providing 27 covers with his and hers toilets and a good sized food preparation kitchen. At 23ft x 11.6ft a cosy yet substantial dining area with a further 24 al fresco dining tables to the front stone flagged forecourt. The restaurant is an attractive room with exposed stone- white washed walls, stained roof purlins and timbers and a small bar area with draft beers. With heating provided from two storage heaters and with super views and natural light from the almost full width UPVC double glazed window and door leading out to the al fresco dining area and parking. In our opinion there is excellent scope to continue and develop the restaurant.

KITCHEN
Of good proportions and with ample work space and base unit storage, two and a half bowl stainless steel sink with drainer with mixer tap over and with space and plumbing for a full sized dish washer .Fan oven and four ring gas hob. Shelving for cutlery and tea pots and with natural light from a UPVC double glazed window with attractive long distance views and a UPVC door leading onto the rear stone sun terrace. With ample space for the preparation of meals as well as food storage and cash till area.

TOILETS
With separate male and female toilet facilities off from the main restaurant area and both with close couple w/c's and hand washing facilities. Natural light from the UPVC double glazed window and two Velux roof lights and with heating from a Dimplex storage heater.

OUTSIDE
There is currently a parking area for several vehicles and a stone flagged al fresco dining area to the restaurant, catching the afternoon and evening sun.
