Willowdean is an exceptional, contemporary house which was built in circa 1999. Whilst the house is only 17 years old, it is built in the Georgian style, with a charming symmetrical front façade. It occupies a stunning position with lovely views overlooking its 17 acres and far beyond over the Berwickshire countryside to The Cheviot and Eildon Hills.
The house has accommodation arranged over ground and first floors which extends to some 2,654 sq ft. The principal reception rooms, the drawing room and the dining room, are accessed off the main reception hall and enjoy fabulous south facing views. Also accessed off the main hall is a WC and a study. The kitchen has a range of wall and floor units which incorporate a 1½ bowl sink. There is also an Alpha-range cooker which provides hot water and central heating. From the kitchen, there are double doors which lead out into the garden to the west. The current owners have added a porch at the back of the house, which provides a useful alternative entrance.
On the first floor, there are 5 bedrooms. The master bedroom has wonderful views and benefits from an en suite bathroom with a separate shower cubicle. There are 3 further double bedrooms, 2 of which have en suite shower rooms, and a single bedroom served by a family bathroom.
Willowdean is approached from a minor public road via a driveway which leads to the parking and turning area at the back of the house. From here, there is a 3-bay portal frame shed with a red diesel tank and a separate WC. Although not currently fitted out for equestrian use, this building could easily be adapted for horses by the installation of loose boxes. The garden surrounding the house is laid to lawn and to the east of the drive there is an orchard surrounded by a hedge on 3 sides.
Situated principally to the west of the house is a paddock of approximately 9 acres. This is currently let out to a farmer on a grazing licence for 9 months of the year. On the west and southern side of the property, there are 2 ponds which have in the past been used as a commercial trout fishery and would have potential to be used as such again if stocked. These ponds, together with the adjacent water course and woodland, provide a spectacular outlook for the house and an amazing habitat for an array of wildlife. There are a huge range of birds which use the ponds, including mallard, teal, golden eye, swans, and geese. The ponds are surrounded by maturing trees which include rowan, willow, birch, which are frequented by roe deer, and there are a number of flag irises and other associated water-loving plants.
